As I recall someone stated that if you want music, you must be the band leader when it comes to real estate activity.
Last week, I placed a call to get an update on the status of a "Short Sale". Its a routine that I do at a minimal of once a week.
The bank representative stated the property was going to trustee sale that day, due to the 9 month short sale process.
In a calm voice, I stated that the delay was caused by the bank and not the buyers.
The representative repeated that her screen stated that there were going to be no more delays.
The bank staff took a closer look and then stated "You are right" and requested the delay that moment.
If I had not called, if I had not followed through, the trustee sale would have occurred and 9 months worth of work would have gone down the drain.
This morning another lender has been waiting for an updated HUD 1 on another short sale request. It was my 4th contact with the escrow to provide the HUD statement.
The escrow was reminded of the multiple request and I received an apology from the title company and the requested task will be completed today.
As a long term broker 33 years, never assume, follow through and make it a routine to check in.
Be a band leader, bring the component parts together and make music with closed transactions.
