Nice, wish more builders would get to the point of understanding that it is time to cut back even further then they already have.  One of the towns I market to, has 150 homes on the market and the average number sold per month over the past 6 months has been about 8.  Way to much supply for the demand.

I have some builder listings and we just had one appraise for 70K over the contract price.  Your term "pocket" listing concerns me.  In VA a pocket listings and net listings are illegal.    Perhaps the terms are different where you are?

Net listing and pocket listings both exist in Colorado.  How could a pocket listing ever be illegal?  I just mean that it is a deal i know about but do not have a contract with the seller on.
