Creative marketing is essential to successfully set yourself apart from the competition. As a top Hopkinton Massachusetts Realtor, I am constantly searching for new and innovative tools that will distinguish my seller clients from the rest of the market. In todays real estate environment it is imperative that your home gets maximum exposure through the Interent. The lastest data indicates that 85% of all buyers find their homes from searching on-line!

Interviewing someone that knows how to get your home maximum exposure will make all the difference to you. One of the best ways to see if the Realtor you are interviewing is going to do a good job marketing your home is to "google" their name. There should be pages and pages of Real Estate results. If not, how could you possibly expect this Realtor to do a good job marketing your home if they don't even know how to market themselves?

Don't get caught working with a "secret agent". It may be great in other things but certainly not Real Estate!

Troy - couldn't agree with you more. These are the types of things that seperate me from the rest of the Realtors in my market place. In a more challenging real estate environment it is critical that you are investing heavily in marketing your properties to the fullest. The v-flyer and postlets tools are awesome for accomplishing that goal.

Chrissy - Thanks for the compliment. As you probably know, when the market is more challenging, the consumer becomes more selective in picking a Realtor. I find that I do just as well in a down market because I get more opportunities to convert appointments into listings. Sellers no longer can just pick anybody, throw a sign out in the yard and expect it to sell in a week. A Realtors marketing efforts is what is going to set them apart from the competition and get the home sold.

Bill love what you mention about Google. It makes a lot of sense. When I decide to sell my home I will ise Google as one of my interview tools for sure.

Henry you would be suprised at how little so many Realtors do to promote homes. Many think that putting a home in MLS, Realtor.com, and possibly their website (if they have one) is good marketing. As my article details there is so much more to marketing homes today.

I have actually added a number of new sites to my marketing plan since this post was created.

Google is a good tool to use in your interview process. You will get a quick understanding of what the agent know about the internet and search engine optimization (SEO).

I like your blog!  We like to promote the home by promoting the financing.  In todays market easy "Seller Financing" makes your home or property stand out from the crowd.  "By Owner / Will Finance" Low Down / Low Monthly 3 br, 2 ba. call XXX"  can generate some traffic.  You can then sell the note for a lump sum of cash.  We can show you and your readers how to create marketable notes and how to do "Seller Financing" the right way.  Done correctly it can be an effective and profitable way to market and sell a property.  I would be happy to help if there are any questions regarding real estate notes, trust deeds, land contracts or seller financing.
