Why offer bonuses? Why not drop the price of the property?
Most brokers take the regular split on bonuese anyway.
Bonuses directly to the agent can be considered a bribe by the buyer.
Bonuses on a property rarely work. I have tried many times and it generally doesn't even increase the number of showings.
I agree with Lenn - drop the price.... An honest good agent is going to sell the home if it meets their buyers criteria etc. I don't believe in "bonuses" -course I don't believe in cutting commission either. I am worth my weight in gold.... Same thing with "seller allowances" i.e., carpeting, appliances etc - drop the price! Buyers look at a listing in nano seconds and don't read the fine details. Reflect it in your price!
I see it a lot here and I have heard agents tell their sellers that it can help sell their home, but I really don't see it doing that. I agree with the above comments, you are better off getting a price reduction. That will get the attention of more buyers instead of just agents reading the internal remarks and hoping to sway their buyers. It really comes close to (if not jumps over) the ethics line in my opinion.
I don't think a bonus works. Lower the price of the house to sell it quicker.
