Home Sales in San Ramon for April 2010

In April 2010, the real estate market of San Ramon saw an increase of closed home sales, having closed sales of 57 single family homes, up from 37 in March. The average sales price went down from $780,000 in March to $765,000 in April for San Ramon. Despite that, figures in April showed an average price of $292 per square foot, higher than the figures in March which showed $289 per square foot.

Closed sales used to remain on market for an average of 43 days, but it only took 25 days in April. Homes were usually sold at 100% of their asking price. Distressed sales are those that are bank-owned properties or short sales and in April, they comprised 32% of the total closed sales, while it was 38% in March. Out of the 57 closed home sales, there were 14 that were worth over $1 million, or 25% of the closed home sales.

Among the neighborhoods in San Ramon, The BridgesGale RanchNorris Canyon Estates and Windemere showed the strongest activity in April.
