My first GotoMeeting.com Listing Presentation and Pricing Workout today was an A, YEAHHH! Technology can leave you flat on your behind. Or it can place you light years ahead. It can make you look silly or fabulous. It is a definite hold your breath and pray all day endeavor sometimes. Anyway, I had the brainstorm to now use GotoMeeting.com for Listing Price Workouts and Powerpoint Presentations in Southern Maryland. I went round the mulberry bush to come up with the idea so you can save time and beeline there if this sounds cool. I think it was way cool but here are the learning curve tips to propel you away from disaster. I researched the case for three investors who were in three locations hours from my office. The first curve is to SCAN it all as though they were in front of you to hand it to them. Then, use scanscap so it is in color. Then, increase the size up to 120-130% on the screen so the viewers are at ease. Have your pdf and powerpoint listing presentation ready to open. Send copies of the pdf to their email. Be ready to switch to a conference call if the telephone feature is not working. Experiment with the mute and show screen buttons so you do not stumble. Those are my best tips. So did I get the listing?
My first GotoMeeting.com Listing Presentation and Pricing Workout today was an A, YEAHHH! No, I did not get the listing but that is not a bad ending. They wanted to overprice by 35% and their number would have landed us in concrete. As in pull out shotgun, aim at both feet, and pull trigger. Oppps...not a good idea but then a severely overpriced listing is not in anyone's best interest either. So I completed the Price Workout but they were too set back to want to see the Powerpoint Presentation. I had already practiced that a bunch of times in the Spring with agents from AR around the country who were curious about my Pricing Workout. So that I have down. I updated it all again last weekend but still need to load it on Scribd, Issuu.com and Slideshare. Then I can send that link also. The clients had a good idea to open a collaborative gmail account for the transaction. We were also going to use Docusign and Relay to make a really tech transaction viable with the distance parameters. Anyway, although sometimes this job requires a bullet proof vest, they were most appreciative of the research and have decided to become Landlords not Sellers for now. I will keep them apprised of the value of their home via Market Snapshots and ENeighborhood Alerts the next few years.
