The perfect home does exist for a buyer.  It they do not find something they love, they should not buy it.  That does not mean the house is in perfect condition; it means the house is perfect for the buyer. 

Mortgage "shopping" is essential.  A person should always speak with (interview) several people/products when buying a service or product.  The includes mortgage brokers, Realtors, handymen, doctors, cars, tvs, etc.

When looking for a mortgage broker, a person must not let a mortgage broker run their credit until they have selected on.  Otherwise, their credit will take a hit due to multiple inquiries from different brokers.

Pat, you're right. The right home is out there for everyone. I tell my buyers to create a list of "wants" and "needs". The house should meet all their "needs" and go for as many of the "wants" as they can get/afford.

Aaron, most people believe the perfect house has everything they could possibly want or need and set up exactly the way they want it. They can fall in love with a home that meets 85% of the items on that list. They might not define that as being perfect, but it could be the home for them. I also tell my buyers to get their credit score from the first mortgage company they "shop" with. That way, credit isn't pulled for each one and they can still shop around. Even if they don't do that, my lenders have told me if the inquiries are within a week or so of each other and they are all about the same thing - a mortgage, it will not hurt their credit score. Just to be safe though, I always tell them to know their credit score and tell the next mortgage lender what it was so they do not have to log an inquiry.
