Prospecting Flyers

I am looking for a flyer that I can distribute to a farming area that relates having a homebuyer contact me about the value of their home.  I was going to try and put one together from scratch, but thought I'd post something, if anyone has one they use, I could adapt to my area, that would be great!!

I have publisher and MS Word, if anyone has anything, I'd be most grateful if you could share!

Tina, I do not have a flyer that is e-mail able.  However you have piqued my curiosity.  How do you plan to distribute your flyers?  Strictly electronic, or do people out there still mail hard copies, post on actual cork bulletin boards and God forbid put under windshields.  What is still being done and more importantly...what produces results?

I would also be grateful for any feedback.

Tina, I strongly suggest you try to come up with one yourself.  You might feel that is reinventing the wheel, but you are establishing YOUR identity - you want it to be individual.

If you still want to use pre-made flyers, I have a CD called "Creative Mailings for Successful Realtors" - it has Word files that can be used for mailing or doorknocking.  I have it listed on eBay.

Word is intended to be a word processor and it can be a bit of a challenge when trying to format a large number of graphics on one page.  Publisher is good, but a little more "horsepower" than you really need.

There is a product called Print Shop that I really like.  You might be able to pick it up cheap, especially if you get a used version from someone who has upgraded.  I think they are at version 22 now.  I have both versions 6 and 10 and I am thinking of upgrading again.

Stephen and Tina - I have had good luck with putting flyers in the UNMARKED newspaper boxes in my neighborhood, delivering them directly to neighbors when doorknocking an area, or putting them in a newspaper doorknob bag (clear bag with a hole so you can hang it on a doorknob).  You do have to be a little careful though - do not ever put anything on or in a mailbox.  Make sure the newspaper box doesn't have a newspaper's name on it - it must be a generic box for it to be legal in my state.  And if someone has a sign that says No Solicitors, just turn around and walk away.  While it doesn't exactly apply to us (at least in my state), the residents don't necessarily know the rules and they may have a very negative reaction to you. 

Another thing to know about doorknocking - yes, it seems old fashioned - but in my neighborhood there are many retirees or those about to retire who are tired of living in a split level home.  They are moving into senior housing complexes, single level detached townhomes, and even assisted living communities.  Many of them do not use the internet.

So a lot depends on the demographics of your area.  Check the US Census Bureau and compare the average age of residents in your area to other areas.  If you have a higher number of seniors than most - you might do very well with "old fashioned" methods.

I have gotten referrals this way and now everyone in my neighborhood knows me as the person to go see if they have any real estate questions.

Thank you for these great ideas.  Well, I had initially decided to hand out these flyers door to door, you know the old fashioned way!!  I am trying to establish a "brand" for myself and I thought that going door to door, especially in my own neighborhood would be a good way for others to know that they have a real estate professional in their neighborhood!  I am constantly seeing competitor signs going up in the  yards of my neighbors, and figured if the neighbors don't know I'm a realtor, they can't ask me for help? Right?

I do make many of my own brochures, flyers, postcards, etc., I just thought if I had one to use as a guideline it might save me a little time!!

Hi Tina - we use a certificate that is good from a "free" market analysis to see how much their home is worth, kind of like a gift certificate...

I agree, your own flyer will be reflected with your personality, although don't be like me, long winded.  Use bullet points and not long, attached paragraphs, something simple like what Carl indicated, a "gift certificate" and you could even indicate some sort of contest or drawing for those that are returned to you.

Hi Tina- I spent 15 years in marketing before getting into real estate. After the third lay-off I just had to be self -employed! Send me an email and I will gladly share some of my creations. I agree that you want to express yourself but there is nothing worse then a poorly designed marketing piece.

I have found the best fliers I have used inspire intrigue and compel action.  The one I like to use is "Be amazed at what your home is worth!  Call today for a free over the phone market evaluation"

Again, thank you for the great ideas.  I like the "gift certificate" concept, and I also agree with Marci that it MUST BE professional, yet catch the homeowner's attention!!

Marci, I'd love to see what types of marketing materials you've put together and what has worked well for you. 

I'm trying for the "personal touch" to set me apart from the mass of other local realtors.  I thought perhaps face-to-face would be more appealing!!

I am going door to door in the morning and was looking for some good ideas... Do you think it will add value to a homeoner relationship if you put a quote or fact about the city on the flyer?
