When it is time to have that open house are your sellers prepared? You want that house to look its best no matter what size, shape or condition.
DO A WALK THROUGH
Using an unbiased third party take a tour through the home. Starting from the curb, check the appeal, anything that may appear unattractive or need fixing and especially be aware of any odors that may be offensive.
MAKE THE FRONT WELCOMING
Add an attractive wreath or other decoration to the front door. Make sure the front door is free of dirt and fingerprints. Make sure the door opens smoothly with no creaking. Clean the front walk and lawn. Make sure the house number is clearly marked on the front door or mailbox.
MAKE AS BRIGHT AS POSSIBLE
Clean all bulbs, light fixtures and chandeliers as during the open house you will want all the lights on. Replace any burned out bulbs. Clean all windows to let in as much light as possible and to give the home a bright fresh appearance.
REMOVE PERSONAL ITEMS (DE-CLUTTER)
Pack away all knick knacks, personal photos, and anything not in use on a daily/weekly basis. Cleaning and organizing closets, will give you the opportunity to remove items you are no longer using and pack away things you use only occasionally. This will create much more room in the areas buyers are coming to look at. By removing the personal items you are giving the buyer the chance to envision their own personal items in this space.
CLEAN AND THEN CLEAN AGAIN
Have your carpets professionally cleaned if needed and any window treatments as well. This is especially important for a home with a smoker or pet odors. Clean, well kept homes show pride of ownership and reflect well on a home that is for sale. These homes tend to sell quicker and for more money.
RETURN PAINT COLORS TO NEUTRAL TONES
Homes with rooms all painted different colors and designs especially if they are extremely vibrant tend to be a little harder to sell. Making all rooms a shade of white, off white or beige will help sell the home.

For me....... that first impression drives the whole deal....or drives it away! If everything goes well from the time you drive up right up until you open the front door, the smell of pie, bacon, biscuits, fresh flowers, or lysol can really set the hook.......
