Realtors, Don’t Let Your Listings Grow Up to be Vacants

By
Home Stager with Gloria Home Staging, Inc.

Real estate professionals know that it is not a good thing to have a vacant home on the market. The vast majority of buyers will choose a furnished home over an empty one, and one study found that 64% of expired listings are vacant. Home sellers’ finances can be severely stressed by the cost of paying for two homes at once.

Fortunately, some smart investments can keep this from happening. Here are some suggestions you can give to your clients:

Listen to your Realtor about pricing. Realtors are market experts!

Stage the home and sell it while it is still occupied. Staging an occupied home is much less expensive than staging a vacant one, and makes it far likelier that the home will sell before the family has to move.

If the home is already vacant, have it staged. Eight out of ten buyers will choose a furnished home over an empty one. Yes, staging a vacant home is more expensive, but it is a vital investment to minimize ongoing carrying costs. There are many levels of staging available to fit into home sellers’ budgets to make it possible.

A professional home stager will come alongside you, the Realtor, to provide resources to educate your clients, and expertise to package their home for a quick sale. For example, this home shows how much more beautiful and memorable a furnished home is than an empty one:

Thanks, Derenda! My business partner came up with the title, and I adopted it immediately. I'm glad you found the post helpful!

I am a huge country music fan and I love your title!  Tell your partner I think it is one of the best titles I've seen!  Oh, great post, too.  LOL!

Sharon & Kathy - I'm thankful that I don't know the song beyond the first line, because I think it's the kind that could get badly stuck in my head! (And I'm not -- sorry, Sharon -- a country music fan.) I'm so glad you two enjoyed both the title and the post! I'll tell Susan you liked it, too.

Karen - So it's Willie Nelson who sang that song? As I said above. I really don't know much about country music. Thanks for enlightening me!

Karen - I must say, though I don't really cotton onto Country Western, I do enjoy hearing Willie from time to time. I just enjoy his voice, and how he gets his songs across. Thank for the lyrics -- and I could even get the ringtone for my phone! Don't think I will, though...
