My market area is Dahlonega Georgia

Our market seems to be picking up. The end of the tax credit seems to have had very little effect. I have even had people tell me that they were going to wait until it was over hoping that inventory would go up and that they could negotiate more than $8,000. I seem to be having more activity now than before it ran out. My web site leads are up and they seem to be better quality than they have been over the last several months. I have 4 of my listings under contract at the moment. Two of them are foreclosures and two of them are short sales. I also have two contracts pending that I am the selling agent on. One of them is on a foreclosure and the other is just a regular seller.

Our market is being driven by foreclosures and short sales. If you are a regular seller you must compete with them on price or no one will look at your home. We have a surplus of vacant lots, mostly from subdivisions that have gotten foreclosed on. Some banks are cutting the prices just to get them off the books. I closed one short sale lot for $8,000 and a REO lot for $9,000. Three years ago those lots would have sold between $25,000 and $30,000 each.
