When you first look at a house what is one of the first things you notice, COLOR, COLOR, COLOR !One of the most inexpensive and dramatic changes you can do to your property is paint it. A brand new fresh coat of paint can make your house feel more inviting, and give it a sense of clean. I have never heard a home buyer say let's buy that dirty old house and live in filth. I have heard let's buy it and maybe we can clean it up. So clean is definitely a sense we want to give to potential buyers.
Being a paint contractor (www.allpaintpros.com) for over 16 years and have worked with various Investors, Property managers and Agents, I have found that painting over dirty dingy walls and a fresh coat of paint on dirty trim and baseboards can sometimes add value to your home when it comes time to sell it.
Color selection also plays a major role in painting for value. If you paint your home in a florescent lime green color you may turn away potential buyers. Stick to neutral colors! The last thing you want is to make your potential buyer think about all the re-painting they'll have to do if they purchase your home. If you are on a tight budget and can't get the entire interior and exterior repainted here are some money saving tips.
Exterior
-Pressure wash the exterior and touch up paint areas as needed. Repaint areas like the trim, the front door re-caulk around windows and if your house has shutters if needed repaint those as well.
Interior
_ Your really want to have rooms like the foyer, main hallway and kitchen repainted. Also rooms that are highly visible due to light.
_ Take a duster and a wet rag and clean your base baseboards and if possible doors this makes a lot of difference.
If you are still unsure hire a professional this may save you time and money in the long run.
