SEO Tutorial For Your Websites- Counter Points To Facebook Featured Post 


By popular demand I am writing this post to clear up any misunderstandings there may be in Google's importance on the web when it comes to your blogs and websites. 

Alex Chang wrote a featured post about the strength and search power of Facebook. Facebook is important to your overall networking and marketing online. I am not disputing the relevance of Facebook. Of course you should be on Facebook, of course you should have awesome fan pages like the ones that Mary McKnight does for agents, of course you need to network there but it should not replace your SEO. 

What I do disagree with is that Facebook is more important to your online marketing than good SEO. 

The exact statement in his post is:

 " SEO as a marketing strategy for Real Estate is dying." 

I suppose one could make the argument that in their world and in their market this may be the case although I highly doubt it. 

My question to all the Facebook Social Media Gurus out there is, 

"How's it working out for you?" 

Then my next statement is:

 " Show me the money." 

I can be bold and straight up about this because I DO coach agents who can show you the money and can answer proudly how SEO is working out for them. And of course I can show you the results that we have marketing for short sale listings online. Huge results from Google and Yahoo. 

This is the comment that I left on his post: 


Interesting. I just helped Corinne with her SEO. She paid a guy who ripped her off for $4K. When he had her site her bounce rate was 79% and she only had about 400 visitors a month. She took a big chance with me after being ripped off like that. SHe took my SEO webinar and hired me to create her niche market. Within 1 month of us working together to get her site on the right track, her bounce rate went down to 7% and her visitors went up to now over 10,000 per month. Now she is in a high end niche market. People are not going to just google that area unless they know this is where they want to live. 
 
Within those 4 weeks of coaching- ALL from them finding her website- she put a $1.4 million dollar buyer under contract to close in June, a $378,000 buyer under contract and a $362,0000 buyer under contact, all closing at the end of June. Calculating those commissions- I think that it was well worth using SEO to get those buyers. Not only that, I was writing a post about her success when she emailed me and told me she is now working with TWO more buyers who she is showing $600,000 range houses to and another $1 Million dollar buyer. They are all solid, and she was writing offers when she emailed me. Calculating those commissions- I don't think Corinne needs thousands of leads or even hundreds of leads. All she needs is a few solid leads each month that go to closing at those commission levels to make a very comfortable living. SEO, long tail blogging, long tail keywords, good title, tags and descriptions- may be old fashioned for some but it is working for Corinne and many other agents that have taken my SEO classes and coaching. Soon after I made that comment Corinne emailed me that her website search was way up on a Sunday which is usually a light day for searches on her website because agents do want to understand, learn and apply good sound SEO practices to their websites and blogs. 

Then Virginia Hepp also confirmed how buyers and sellers find her online. The keywords that she uses are long tail and yet, they keep her very busy. 

Here is Virginia's comment on Alex's post:

In the meantime, I am making a very good living using the SEO tools that I learned from Katerina Gasset - niche marketing is the key to success.
I don't want a whole bunch of general traffic - I want the smaller amount of focused buyers that longtail keyword content gets to me.
Sounds like I am one of the 5-7 people.  And there are a lot of us 5-7ers here on AR.


The point is that Google is not going anywhere anytime soon. 

If you are working with seniors, baby boomers, luxury buyers or sellers, short sale sellers and many other niche markets- those people are certainly still going to search engines and they are still requesting specific information about buying or selling a home in the market you are working in. You can take that to the bank. 

If your phone is not ringing it is only because you are not using your keywords correctly. 

In our SEO To The Top session last week we studied how to discover your keywords and which ones to focus on to make you phone ring. 

If you look at Corinne's website before I coached her you will see what another SEO person was doing and that was NADA nothing. So then you think that it is not way to go because it is not working for you. But it may not be SEO. It most likely is that you are doing the wrong things on your website and blogs.

There are a lot of other agents who can speak volumes for SEO and that good SEO is keeping them very busy right now. Agents who I coach have testimonials, all of them do. Not one, not two, but all of them. Failure is not an option when I am coaching you.

Don't just jump ship because someone tells you to jump. I want to see the money. I want to hear about the closed deals. 

And to further the point of the importance of  having a darn good website is that if you go to Alex's Facebook page, guess where the links lead you to? You got it! His website.

I read the post and really it is just a bunch of nonsense - sorry, but people are not going to search on FB for real estate sites.  Who has  their browsers set to "FB search" - who uses FB as their home page - not many.  

I thought this statement to be just plain laughable -" SEO as a marketing strategy for Real Estate is dying."

Almost 100% of my pay comes from SEO and online marketing - sales due to FB - NONE - Prospects - 1. Yeah, I am not giving up on SEO!

Jo- I so agree with you. We did get a buyer from Twitter and we do get 'friends' we already know to choose us as their agents, they send a message through facebook but we see them in church every Sunday so I still don't believe that FB is what brought them to us, just was their choice to message instead of email. 

But for say SEO is dying is just plain wrong. I would think it to be laughable but not when there are so many people who want so much to learn how to get biz online that they will believe people who are featured as though they are endorsed, which of course is not the case. 

You keep doing what you are doing because it is working. I will not for a minute ever believe that Google will just shut down SEO like that without any warning or notice.

Byran- Of course I am open minded. That is also why I am on Facebook. But people who ride horses all day, then have to wash those horses down, then have to feed them and take care of them, then have to make dinner, then have to clean up, well, those folks, which is a lot of our market, are just not on Facebook or Twitter. They don't even have time to check their email. They certainly are not going to go on Facebook to choose an agent when they are riding horses with agents. 

Every short sale seller we get from our online marketing comes through organic searches online and we carry A LOT of listings, 40 to 60 listings for just Nestor and me. These short sale sellers are told by their banks and by their attorneys to search on google for an experienced short sale agent. They are not told to go to Facebook and do a search for a short sale agent. 

Being open minded does not mean to following blindly or believing in falsehoods that are obviously false, all the evidence points to the fact that SEO is not dead and that is my main point. 

Personally I think it is irresponsible to make a claim like that when people are hungry to learn. To lead them away from good sound web and blogging principles is irresponsible. You can add facebook but don't say that SEO for real estate is dying. Katerina

Although it appears that Alex is indicating that Facebook will base its rankings on likes, shares, comments and other criteria, Google does use many other criteria.

As a test, I did a search for "HST" in Google and in Facebook. HST is the harmonized sales tax that has been in three Canadian provinces since 1997 and is being introduced in two of Canada's largest provinces (Ontario and British Columbia) on July 1, 2010. Facebook's search on the first page shows two fan groups with a petition against the HST in British Columbia, another fan page called HST with two fans and three web results that have nothing to do with my search topic. On the other hand, Google's first page has 9 out of 10 items that relate to the HST (the 8th item is the Hubble Space Telescope).

That is why Google and search engine optimization will remain important for a long time. Technical topics can be easily found in Google but not in Facebook.

I am in full agreement with your comments in your post above. 

Google has its advantages and Facebook has its advantages.  People should not ignore Google and focus only on Facebook.

Marc- I wanted to include your comment in my post as well. Thank you for reposting it here. This is another very important point. 

Even Google's real time search is just an experiment and they will be paying attention to all the negative feedback get from searchers who are looking for content, not some tweet or facebook comment that shows up for search yet has no substance. I have the performed the same experiment you did. 

When people are searching they learn quickly that most of the time the first few search returns are not what they are looking to find. I want to de in depth research on topics and when I get fed some superficial crap I get upset and have to refine my search again. This is why I don't even think that real time search will overtake real content search. Just saying... Katerina

I agree that FaceBook has the people but most are fighting off the businesses taking over. The few sales I have had off FaceBook came from reading posts and just letting everyone know what I do. Google is still hands down the best bet for my money.

I was not sold on this. Here was my comment:

"I am sure there is quite a bit of merit to what you say here. I still search using Google, not Facebook. And here is the thing, the interactions I see on FB are more about silly stuff. The photos I post with the grandkids in it get more reactions, comments, likes than any real estate stuff I have out there. Perhaps I have not reached the right people, and I honestly don't know that I will. In the meantime, I continue to use FB to the best of my ability, and working on SEO at the same time."

I just don't see much happening for myself at FB. Perhaps it is because I do not have a huge following of potential clients, but I don't see it either. So, I am going to take that with a grain of salt.

I saw that post and didn't even bother to comment. As long as Google stays innovative, they are not going anywhere.

Yesterday, someone passed by a condo development near me. She went home and Googled South Shore Villas West Babylon. She found ME and MY blog. I am the 2nd entry below the builder of that development. Scroll down a little, and there I am again 2 more times. I showed them the last condo there and we wrote an offer!

So, SEO works. Google works. FB is here right now. That doesn't mean it's going to be here forever. No matter what, you can't put all your eggs in one basket anyway.

Here's my consumer thinking - When I want to find a person, I always Facebook a person. But when I'm looking for something, I'd Google it.

Facebook has yet to replace Google as a search tool. I think it will remain this way for a while.

In the mean time, I'll monitor it closely.

As you know, I too have tremendous success with the SEO knowledge you imparted on me. The additional consultation that I did with you brought me more clues as to what to focus on.

How about this as SEO is dying for real estate agents?

By 6/30/2010, I would have made more income than I did all of 2009 with my blogging and Internet marketing strategy.

If it is dying, so be it. It's paying my house off in a very very short while.

Nice post, a busy Sunday for websites is unusual, typically our best day is Monday. I'd never give up on SEO, but, I am open minded to other venues. Any oportunity that allows me to post my web addresses can't hurt IMO. SEO as a marketing strategy for Real Estate is dying? That's pretty damn bold a statement w/o proof...

I have just adopted a more proactive strategy for facebook. I did not use the word aggressive because even with the changes made at facebook it is still a farming startegy in my opinion. Going after targeted SEO on Google is what I call hunting the hunters. These are the folks with specific needs and are the ones in a short sale situation that don't go to Facebook, nor do they go to find just any Realtor. Weekely I get calls that start with, Is this Joe Pryor the short sale specialist? You are all over Google. With this I get FaceTime instead of FaceBook.

We use both SEO and Social Media to garner business, and both work, but SEO has worked far better for us up to this point. It would be interesting to have Alex come on this post and address the points being made, or do it on his own post. It seems to me that, although FB has over 400 million users, it's still in it's infancy as far as being a business generator and has a long way to go to approach the results that good SEO gives to building business. It's just one more tool in the toolbox for getting your business in front of those consumer eyeballs!

Glad to hear that so many of the individuals that you are coaching have found success with your SEO coaching  program. Just to play the devils advocate --- how many of those that have taken your SEO program have not had the results that you are tauting, & why!

As you have stated many SEO programs are not successful. even when many thousand of dollars are spent (per your clients past results).

Lorraine and Loretta- I have been teaching my SEO webinar two to three times a year for going on three years now. I have never had a request for a refund. Every single agent who has taken the class, who did their homework, and who applied the lessons, has results. Of course we all have star students and not everyone's market is in the price ranges of Corinne's. Agents who hire me to coach them one on one also, every single one of them, although fewer in number than in the class, because I am a full time agent and only coach a few agents at any given time, these agents are more than happy to tell you whether I have been helpful to them getting results.

Consumers are specific on their real estate needs, and search with a description like 2 bed 2 bath top floor condo on Victoria BC...Try that on Facebook

Go see See if you Blogs show up on Facebook ...unless of course you're like me they get posted on my Facebook through my Active Rain Blogging to Twitter who forwards to Facebook, LinkedIn and many other social media locations :O))

I think the Edgerank blog although grossly misleading was a great reminder to everyone to also keep the person-to-person networking intact as well.  While there will be different internet fads that will come and go, you can't put ALL of your eggs in the social media basket. 

However, as for SEO dying anytime soon, in four weeks I received 4 internet leads.  3 didn't work out, but guess what?  1 did and is now pre-approved and we're looking for a home.  As my SEO grows, it won't only be 1 out of 4 in four weeks, which is still darn good percentage!!

The long tail keywords and niche marketing are the key.  I'm just now learning to hit the target instead of my arrow hitting the white parts of the board. :)

What everyone should come to understand is that Facebook, Twitter, Linkedin etc are all aspects or components to an effective SEO Strategy - NOT instead of.  

As a fellow SEO-SEM-SERP agency we continually educate clients about what is fact and what is fiction.  Does it serve our industry well when biased uninformed articles get published - NO.  

We then rally the troops and get the facts and figures (or SHOW ME THE MONEY) together and put out the fire.  Today it's Edgerank tomorrow will be ??????

Whatever it is keep doing what you are doing and keep fighting the good fight!

You know you've touched a nerve when you start to see multiple spin off posts :)  My keypad is getting tired so I'll just say a few things:

a) To all those who are wildly ROI positive on your SEO efforts, and those who help you.  Congratulations and keep at it.  No one would suggest you should abandon something successful.  But do we really believe most Realtors all into this camp?

b) I would be curious to know what % of folks' overall business comes from SEO vs word of mouth/networking

At the end of the day I'm suggesting that SEO is getting harder, not easier, for a variety of reasons.  And that the vast majority of Realtors get a small share (if any) of their business from SEO and would prefer to spend more time cultivating referrals from previous clients, partners, friends, etc as they have always done.  

Meanwhile, Facebook is not a fad.  It is rapidly becoming the dominant gateway to the internet.  And this is good news because at it's heart it is a huge & powerful platform for growing and engaging with your network.  

Is it new?  Yes.  Is it evolving?  Yes.  Are some people better off sitting on the sidelines till it matures?  Yes.

But for those with open ears - understanding how this new platform works (and EdgeRank is a component) will give you an..."edge":)  Because at its core Facebook is a vehicle for driving word of mouth endorsements, introductions & referrals.  And I'll wager that 9 out of 10 realtors would prefer to work that side of the business than blind lead generation from their website.

I agree, I think FB is fine for letting people know what you do for a living.  I get put off when people sell me on FB, and I am sure I am not the only one.

Great post - it sure has a lot of people thinking.  I missed the info on edgerank.  For now I think Facebook has its place, but I don't think people looking for real estate think of Facebook first when doing an online search.  Google is like the modern day version of what the Encylcopedia Britannica use to be in the fifties.  It's the first thing I think to do when I need info - "google it"

Katerina, I went and read his post before I finished yours. It was interesting and I went and checked out the News feed on my Facebook. Alex- Yes, you did hit a nerve and that is great because it sparks discussion. Heck if I did not read your post I would not have been able to do a counter point post:) 

The biggest issue most people is not that Facebook is not important nor that it is not a good way to network but rather that SEO is not dead nor dying. 

You ask what percentage of agents actually get a good ROI from SEO and I can tell you with the law of abundance there is plenty to go around for anyone who wants to come and drink google juice at the well. 

You see, what I teach is about niche marketing, SEO to your own like kind because we are attracted to those like us and they are attracted to us. So a person who loves to play golf can create an entire business in real estate embracing his love of golf and then projecting that same niche theme through his website and of course start a fan page about it on Facebook. Not every agent likes golf in let's say PGA National. So this agent does not have as much competition as you might think he has. There is more than enough biz for everyone. 

Even the top ten agents for a particular niche market if using keywords correctly will still get their share for many reasons due to human behavior and attitudes. Even as an agent whenever I moved to a new state and was looking for a home I also looked for an agent that I felt comfortable with and connected on a human level with. It so happened that I wanted female agents who were also moms to help me. SO transfer that to today- on line I would be looking at those SERPS seeing who is a match for me and I am sure many others do the same. Not only that, but blogging builds a very strong bond. 

Talk about relationships! Blogging for sellers is a must if you are a listing agent. When the sellers call us from reading our blog, they know how many kids we have, they know my politics, the know my likes and rants and dislikes. They connect with my personality. Then I don't even have to do a listing presentation. They have already done their interview. They have made their decision now they just need to sign the listing agreement. 

You can make the argument that you can also do this on Facebook which I am sure you can. 

However, to say it is not working on Google is just not true. 

Not only that, on Facebook it is still really friendly friendly type of stuff that can backfire with this result: 

You don't get the listing because your facebook friend says they don't do business with friends. :) 

No one is saying that we should not pay attention to facebook or undermine the value there. Of course, we need to be working an entire online media/marketing campaign that is memorable and effective and at the end of the day, puts money in your pocket. Katerina

I get what Alex was saying and I get what you are saying too.  I have combined both strategies and I am not going to let either one go by the wayside.  TO make it very clear Alex has something to sell also - his "free" facebook IDX solution which is not so free when your realize that the leads you capture are not your own!

This is a fun and interesting discussion about FB and SEO. It demonstrates yet again why AR is such a good place to be.

I did bristle a bit when I read Alex's original post. I close a lot of business through my blogging and website SEO efforts. I've yet to see and transactions from FB, althoguh I really like it because it's a fun and easy way to stay on touch with past clients.

Great discussion on the subject.  I read through Alex's post and it left me confused so I emailed myself the link to scrutinize more closely at a later time.

I agree with your points and very importantly for folks not to think SEO and Google are losing their sparkle to replaced by Facebook's Edgerank.  Edgerank bears looking into if you have a business page, etc on Facebook that can blended into AR, websites, etc.

I get about 70% of my business from my website.  I have spent hundreds of hours creating original content, which is what drives Google.,  I am at the top of the first page of results for almost all of the top key words for my market, such as "South Bay Real Estate", "south bay real estate agents", "Palos Verdes Real Estate", " palos verdes real estate agents" , " Palos Verdes Homes for Sale ", etc.

There is no substitute for hard work.  I think that my AR blog definitely helps my Google results as well as I include a link to my website in each post I make.

I couldn't agree with you more, Katerina.  When my Internet traffic seems to drop off (you gotta check your stats periodically), all it takes is a little tweaking to increase traffic and make the phone ring again.  Settlement tomorrow is a direct result of a relocating buyer finding my blogs online.

I think the key is understanding the strengths and weaknesses of each individual platform and doing what works.  If AR didn't work, google juice didn't work, etc., this platform wouldn't be here.  I have one transaction pending and another listing coming online shortly due to SEO right here from AR and it was long-tail keywords.

Katerina, I love this post and the discussion here and the discussion sparked by Alex's post. If we want to stay cutting edge, we want to embrace Facebook but SEO isn't going anywhere. People will always want to research where they are moving. FB may try to capitalize on it in the future, but for now Google is king of SEO.

I'm sorry but I completely disagree with him!  I took Katerina's SEO class and loved it.  I can make a blog rank so quick for specific keywords it isn't even funny.  I continue to assist Katerina in her SEO class just so I can hear any new information she gets.  She knows her stuff!  It is so fun to write a post on AR and see it rank but it is even more fun to have Katerina critique it and make it rank even higher.

In our class she has her students write a post, then she critiques it during class.  The post will go from not ranking at all for the keywords to hitting the first page--it is a riot.

I am bad about writing blog posts-because I am so busy with the business I got just from taking Katerina's class.  I took two new listings in the last 10 days- both directly connected to my blog posts.  All of my listings right now are from my blog posts-hard to arugue that one.  What little I do brings me a whole lot of business!!

I have not had the pleasure of taking your class as through the years I have learned my own successful SEO. I am sure I would have more to learn but it's working for me. I am in the process of optimizing a new site geared towards a new market but with the same niche! I am learning that what worked a few years ago has all changed with Google. As far as FB goes I do not use it as a networking site. Active Rain is what works for me. Google even created a new link for "most searched" at the bottom of our main key word search that says "Lake Livingston Blogs" and they are mostly mine! SEO brings me my business. My meat and potatoes!

And, don't forget good ol' word of mouth. It's the best! And, so are you! What you are doing is creating a great many successful Realtors that might be starving instead. Good for you! I still love the old saying, "what one does for oneself goes with you when you die but what you do for others remains!" Cool, huh? Sounds like you.

Google makes changes but some things stay the same:) 

There are also some things I think they will change back to as the searchers give their feedback. 

What Google is not going to change is their desire and rewards for good content, good titles and relevant linking.
