I work in the Greater Baltimore area mostly and activity is moderate.  Generally, our sellers are reducing prices and buyers are buying.

But what is REALLY interesting is that, once April 30 was past, my business picked up tremendously!  Go figure.  Its almost like that $8,000/$6,500 incentive was fogging people's minds and now they are free to go back to buying and selling like they are used to.  Okay, it is harder because you have to have such great credit and access to money, but it is still do-able.  Agents with some history behind them always can find financing for good buyers and sell houses for realistic sellers.  And, for some reason, almost every house one of my buyers wants to buy has multiple offers!!!  Nothing much has changed.  The market is still VERY local, with some neighborhoods selling quickly with multiple offers and other neighborhoods barely holding their own.  Today's buyers now have access to all the information they need to make wise decisions and, with the help of an experienced Realtor guiding them on how to put that knowledge to work to their advantage, they are able to get the house they want in the area they want at the price they want.  And they walk away at settlement feeling even better about their new home because they did do their homework and have time invested into their purchase.  Sellers too feel better because the savy Realtor has given them direct access to real time date about their market so they can feel confident their house is priced right.  Its a great time to be selling homes in Maryland!!!!
