Needing Some Advice!!!

Hi Everyone!!! Hope you all had a Great Weekend!!!

Well here it is Monday morning and I am trying to schedule my weeks goals. One of those goals being, getting some advice from the active rain community. Now I know many of you have faced the following scenario:

You take on a listing that is an expired, place it on the MLS, all the other pertinent websites, send out alerts to your colleagues, spend lots of dollars on print ad, do the proverbial open house, but nadda, nothing, not even a showing.

Any ideas how I can freshen up this old listing???? Thanks in advance. :=)

Is every thing else the same (as the expired)?

For example-- was there a price change, did you hire a professional photographer to do a QUALITY virtual tour, did you do some other marketing that others in your market are NOT doing to make your listing stand out...?

Any ideas how I can freshen up this old listing????

In other words, did you approach the marketing for this listing as a NEW listing and not as an old/expired one?

Just some things to think about...!

Hi Nicole,

Did you reduce the price, take new pictures and write a new description of the property, also I normally do a virtual tour for the property. In your member comments make it attractive for agents to show this property, use words like "Motivated Seller" "Very Motivated Seller" "Bring All Offers". GOOD LUCK!!!
