Usually when I take photo's I add a caption under each picture. The information I enter is relevant to what is in the photo. Here's a picture of a listing I just sold. Below this picture is a cut and paste from the MLS...

I know we all market our listings differently but irrelevant nonsense shouldn't be added in a real estate caption. For example:

"WOW, can you imagine licking ice-cream cones in this front yard? Your kids will love swinging from the big oak tree! This house will light up for Christmas! Seller really wants to sell! Homey (supposed to say honey) hit the brakes!"

 

Obviously this is a stupid caption and it shouldn't be used. Unfortunately it happens all the time. Lets look at one more example....

My Caption suggestion:

Cozy backyard with stamped concrete (recently added) well maintained yard and no 2 story neighbors. Great culdesac lot with mature landscaping. House faces north; no direct sunlight through back windows.

Actual Caption (home is now expired and no longer for sale - go figure)

EAT OUT! CHARCOALED STEAKS NEVER TASTED SO GOOD AS WHEN COOKED IN YOUR OWN PRIVATE BACKYARD WITH A LARGE COVERED PATIO! YOUR CHILDREN CAN ROMP IN THEIR OWN TREED BACKYARD WHILE YOU RELAX ON THE PATIO AND SWING ALL NIGHT LONG!

Words paint a picture and evoke an emotional response.  The last caption is just weird. Yuck.

GREAT points!  Of course stating the obvious (kids can swing from the tree, parents can swing at night?!?) is far less effective than saying "no 2 story neighbors" -- THAT we can not tell from the photo, and it's good to know!

Greg...so, you're saying that 'the owner's 20 cats have been moved to the new habitat' could possibly be a turn-off to clients. who would have thought that. You know what I do miss in today's listings--"Handyman's dream house"  or 'cosy, but family-friendly' & "recent storm damage resolved". You are so correct, one can never be too careful about choices of words. That is true for anything we put into print whether Business or Personal. Good points for all.

So the swinger's house expired and they are still there?  True some agents get a little flowery with their words.  You pack a lot of info in a few short words.  Ad space is expensive so you have to choose carefully.

Hmmm....  Advertising is supposed to evoke emotion, so that must be what they are trying to do.  But, it's not specific to that property!  Plus, it's too many words (we're always limited on the space for words).
