April 2010 Update on Blackhawk Market – Increase in Inventory

Blackhawk has seen an increase in inventory of its single family homes during the last two months. The main reason for the increase was the $1 million homes that contributed to 90% of the inventory during the last days of April. On the other hand, no significant change was observed in pending sales.

There was a 23% increase or 14 units more sold from February which only had 47 single family homes to April which had 61. Pending sales stayed at 12 from February to April. The ratio of inventory to pending sales has also increased from 4.7 months in February to 5.1 months in April.

Only 10% of the total sales in Blackhawk are homes that are worth below $1 million. Inventory for these homes was almost unchanged from five by the end of February to six by the end of April. Pending sales went down from six in February to three in March and four in April. The ratio of inventory to pending sales went up from below one month in February to 1.5 months in April.

Single Family Homes Priced Below $1 Million in Blackhawk

There was a 31% increase in inventory for homes worth more than $1 million. There were 41 $1 million homes sold in February compared to 55 sold in April. A slight increase of two pending sales was observed from six homes in February to eight homes by the end of April. The ration of inventory to relative sales almost stayed the same for the last seven months.
