On May 1 and 2, Nashville and Middle TN had some of the worst flooding on record.  The waters came over the 100 year flood plain to flood houses that never expected or probably even thought this would or could happen to them.  Volunteers got busy cleaning out houses and toting away the trash.  The problems are huge. 

There are news articles and videos available all over Facebook and Youtube.  The people have been helpful and come together in amazing ways.  There is still so much loss and trouble though for those whose houses flooded. 

In Franklin, the Harpeth River rose and rose.  Roads were covered, businesses, cars and houses.  There were 6 or so main spots where the river rose.  Many of the houses that flooded are in older neighborhoods and unfortunately some of the people who knew they should have flood insurance had paid off their houses and canceled the flood insurance.  So unfortunate. 

Lots of folks ask "What does this mean for our market and the sale of our homes?"  An agent in Nashville did some casual research with some markets that had flooding and what might happen afterwards.  I am including a link to his unscientific research.

The news is encouraging.  There are changes that occur in the communities after a flood - like houses being purchased by the state and not being rebuilt.  And codes inspections in the houses to recertify them for living in.  We in TN will walk this journey and learn as we go.  And in time, all will be moving forward. 

Please be generous.  If you know someone who was flooded and want to give - give directly to them.  You may be paying the next month's hotel bill or a new bed.  The huge organizations move slowly.
