Choosing a realtor who isn't a relative, close friend, or someone you had a good real estate transaction with in the past could be daunting. Sometimes you run to the BIGGEST AGENCY, thinking that they are your BEST choice. But are they?
Like all professionals, there are the good ones and there are bad ones, regardless of how large a company is. Some realtors return you calls promptly, others can take days. Some are friendly, and could you believe some are miserable to deal with as far as their colleagues are concerned? Building good relationships with other realtors is essential, and if you choose a realtor who bad mouths other realtors chances are out of over the 300 agents in Luzerne County not all will want to do business and collectively work well to sell your home.
Remember that the agent you select is but a spokesperson for your property. It could very well be sold from a different agent from a different company regardless of size.

If you are looking at a web site, and find one that is extremely helpful, look for a little personal information about that agent. People who are willing to share a little about themselves on a personal level are people you could pretty much guarantee are friendly and will not only work well with you but their peers also. Some times experience is even deceptive. Some times newer agents have more time to spend with you. If you see an agent that has several listings currently on the market, be sure that that agent can handle yours. Make sure that agent has qualified assistance's who are also licensed realtors.
Make sure your agent is internet savvy. Someone who is not just going to list in the homes magazine, mls, and place a sign in your yard. Todays buyers are spending a lot of time searching on the internet looking to find your home which could meet all their criterias!
Go to some Open Houses and meet some of the local agents. Find one who you consider friendly, informative, and pays attention to what you say, a good listner. Take their card, fill out the sign in sheet, and expect a call.
