AngelIn preparation for a relocation client who is scheduled to arrive this weekend, I am busy previewing homes this week.  Since previewing is not like "showing" it can sometimes be met with a tepid response from a listing broker who has to take time to accommodate. 

Just yesterday, I had to struggle with someone who did not want to let me into a property until the weekend. 

"But, my client will be here by the weekend," I protested and finally won that one. 

This morning, I called a broker with a request to come by to preview a property that is an "accompany only" this afternoon. I was met with,

"Of course - absolutely. What time would you like to do it?" 

I set it up for 2:00 and also explained that it will take a little longer due to the fact that I video all of my previews. No problem. 

"Oh, and then there is the issue of the little questionnaire that I have since you do not have a seller disclosure listed.  Would it be okay to email this ahead of time and possibly have some answers by the preview?" 

"Sure, send it along." 

I just had to ask, "Why can't everyone be like you?"  

She laughed and went on to say that she is trying to sell the home for her client and, of course, would do whatever it takes. 

When I encounter agents who are great at what they do, it makes my (and my clients' lives) so much easier. And, I always tell them how much I appreciate their cooperation and professionalism.  And, I certainly do! 

We are all trying to get these homes sold for our clients.  If you cannot be bothered to cooperate with a buyer agent who is bringing a buyer for your seller's home, please give the listing to someone who can.  

And, have a great day - I know I will.

Yes, I think it makes us all feel warm & fuzzy when we interact with another agent that is really great!  You have a huge appreciation for the rarity and their cooperation makes them seem "shiny".

Great advice and everyone should take this to heart.  It is really true when you deal with a difficult Realtor it makes our jobs harder than it needs to be.

Isn't it nice to encounter an agent who is willing to work with you to reach that common goal of getting a home sold?

I hope your clients eventually pick that one. It sounds like it would be a pleasant experience for everyone involved.

Claudette: Great post, thanks for sharing- It's not just fellow realtors, but communal professionalism is important across the board: lawyers, title insurance folks, lenders, mortgage brokers, etc.  It takes a "village" to complete a sale!  :)

Well said.  A village, indeed.  There are many players involved in a home sale and it is great when all parties are competent, courteous and professional. (Actually, that's Heaven.)

What a nice agent.  It's a real pain if the listing agent has to be there when you show or preview, but if they aren't willing to accommodate selling agents then they shouldn't take the listing.  Sounds like you found a real gem.

Claudette, I have some great agents to work with in my market...we all work weekends due to the nature of second home properties. This means everyone is ready willing and able to get you in a property or has made arrangements with another agent in their office to do the same.

It is a bit of a nuisance when properties have to be accompanied showings but in some areas that is just the way it is. I don't mind it as long as the agent is willing to be flexible with his or her time.  This lady was doing actually what they should all do.

I was just having this conversation recently with my attorney - I think everyone who works in or with the real estate industry should make themselves available on the weekends.  My attorney does it and so do some bankers now.  That is when people are looking for homes and we need to accommodate them.

Claudette:  Would be nice for everyone to be great at their jobs, instead of acting like road blocks.  Those great agents always get ahead of the others when it comes time to show listings.

Claudette, funny, just this morning, my colleagues and I were discussing this very thing.  Seems some people think that getting a real estate license is all they need to do and then stick up a sign here and there and wait for the money to roll in.  It is wonderful when we get to deal with a true professional.  Well said.

You and I know that there is much more to it than putting a sign in and hoping for the best. I know you are a hard working professional and would not take any of this for granted. It is really important to understand that we all share a common goal and that is to get the homes sold.

Claudette, I try to preview as often as time permits and am baffled at agents who balk at this. Like the agent said, "she is trying to sell the home for her client and, of course, would do whatever it takes." And I am in complete agreement with that, like you I wish more agents were as helpful and downright professional as the lady is!

When I was at the home previewing it, I told the agent about this blog post. She read it and was so thrilled, she sent me a long, detailed email about the home, neighborhood, and town. It was extremely helpful.  Such enthusiasm - I love it!
