While Timing may be very important as to when your home sells, hiring the right listing agent can make a huge difference!
Why is hiring the listing agent so important? You might ask, what difference does it make? I just need to get my home in the MLS so it gets sold, Right? There is a Big Difference!
You should not choose your Realtor from just these reasons: He/She is the busiest agent in the neighborhood, He/She is a friend of a friend, He/She is family, He/She was in the newspaper or magazine. While these are sometimes good reasons, it would depend on your situation and what you need from an expert.
I recommend seeking for an agent that has not only the expertise in your neighborhood, but also would make a list of things to look for in an agent such as:
1. How many days do their listings stay on the market?
2. Do they list the price too high or too low?
3. What types of services do they provide to market the home. Do they make suggestions on ways to increase your net sales price?
4. Do they have professional home staging advice?
5. Do they have a level of service that is better than anyone else in your area? Do they get back with you right away?
6. Are they well versed in today's technology such as Virtual Tours, Websites, professional photography?
7. Do they have a large following in the local Realtor Market to draw traffic to your home?
8. Do they Fit the Part? Do they Walk and Talk like someone you want representing your home?
9. Do you feel comfortable with the person?
10. Are they Flexible?
Once you have searched for several agents and did your homework you will see that there will be differences.
The main thing to remember is Timing is not everything! While pricing your home at the right price at the right time can make a big difference, you still want the complete package. In many cases when you have the right Agent/Agency listing your home, it can in fact yield you a higher amount!
