Curb Appeal Before Curb Appeal – your first in-person contact with prospective buyers. It creates that all-so-important first impression. If the outside looks shoddy, I wonder what the inside looks like?  According to HomeGains’ 2009 National Survey, based on the 12 areas of improvement identified by real estate agents in their 2003 study, investing is landscaping the front and back yard can increase your home price by $1500-$2000 with an ROI (Return on Investment) of 473%. Of the real estate agents surveyed, 94% recommended doing some landscaping.  

We recommended that this homeowner have all of the trees and bushes trimmed back and swept clean. Then we added a decorative “sun” and new doormat to her entryway and moved the more appealing outdoor furniture from her bedroom patio to the side patio. We immediately created a beautiful and inviting outdoor lounging area where buyers could imagine spending a lazy afternoon.

I agree! It may not seem like the most important aspect in the midst of everything else, but it truly is important as it is the first impression and you want it to be a good one!

Curb appeal is very important because if the lawn looks bad the next thing that goes through your head is how bad does the inside look????

I'm surprised landscaping had an ROI of ONLY 473%. I can personally tell you that you can get an ROI much higher with the right type of landscaping and taking advantage of various sales, 12 months no interest plans, etc.

Tamra and Stacey - I agree - curb appeal can set the stage (pun intended) for a sale and sellers really need to be aware of that.

Russell, the figures came from HomeGains' survey and is an average - I'm sure the actual ROI's are dependent upon what's been done.
