Chimney Inspections...An Important Componet of Buying, Selling or Living
In an Annapolis Area Home


Our winters in the Annapolis MD metro area can be a mix mash of some cold and some warm. The winter of 2009/2010, as we all knew who lived here, was brutal with  record snow fall and the cold days to go with it. And if you were one of the thousands of homes with a woodburning fireplace or like me a woodburning woodstove you probably had it fired up longer and hotter than seasons past. So a chimney inspection is in order before next seasons winter months head our way.

Today I attended a chimney inspection on one of my listings. The inspectors were very good. They climbed, without a second thought mind you, onto the roof and onto the chimney. The home the inspector was checking today had 5 fireplaces. Not the norm for sure. Add to the fact it is a historic home built in the 1700's and you have even more reason to check and double check. So check and double check they did.

The chimneys were in beautiful shape thanks to the loving care and restoration of its current owners, however two do need new liners. Of course they are the two that were used the most over time.

Liners do lose they're resilicency and depending on the amount of use, size and heat of fire and type of wood burned can add or subtract from their usefullness and protection. Better safe than sorry when it comes to your fireplace. Have it checked regulary especially after a season that was exceptionally cold or brutal.

So whether buying a home, selling a home, or living in your home a chimney inspection should be on your must do list. As Nike says.... JUST DO IT!!  You will be glad you did.

BTW- the chimney inspection company was Suburban Chimney. 301-523-7171. They are out of Silver Spring, and Tony (the one on the chimney top) has lived in historic homes before so he knew exactly what to expect and look for. I was impressed at his knowledge of older chimney structures and he was full of solutions, not problems.

Martha - I will never forget one particular chimney inspection, which was triggered by some hairline cracks in the exterior mortar.  The inspector disclosed significant problems with the chimney, which probably avoided a catastrophe, when fixed.

Oh yes, NE is an unforgiving climate for sure so make sure you get the chimney inspected routinely. Don't wait for an issue to arise....

We lived in Maryland before moving to North Myrtle Beach.  People tend to forget that no matter where you are if you have a fireplace you need to have it checked and cleaned.  Some companies here check your fireplace and your dryer vent (a major cause of fires also).

Nice post. A neighbor's house caught fire a few years back because the contractor left something in the chimney that caught fire, and the liner was not right. Get an inspection!

Martha - We lost a heritage home in Arkansas due to a flue fire in 1996. It was a 120 yr old home and my uncle "just lit a fire" in the fireplace. The chimney had not been cleaned for years. Sad moment for the family. yes it was rebuilt...but if only.

Lenn- Well I know we used our woodstove alot. We love a good fire and this past winter offered numerous opportunities for just that. But the season is over and out of sight out of mind. This chimney inspection reminded me I to need to have my flue checked.

Nancy- Thnak you...it is a wonderful piece of Americana. And you are so right Chimneys are not something to put at the back of the to do list.

John- Yes they do. One inspection does not a chimney make. Wow- what a nice thing to say. I grew up here so it is my favorite for sure. If you ever come back for a boat show let me know!

Jeff- I can imagine New England does. Older homes do tend to have more problems. The owners of this home had each chimney taken down brick by brick and rebuilt which is amazing to me. But even doing that you still need to check annually and replace a liner now and again.

Myrl- Yes he probably did. What I liked about this inspector was that yes he found some problems but the way he shared the info was painless and made you feel that by doing the repairs was a blessing and not a curse. Great presentation and the buyer was delighted

I think you are all nuts. Think of all the possibilities. These nice folks, for example, grow vegetables in their chimney because they gave it a chance to take root. Think about that. 

Maybe it's time to clean the chimney. Just a thought.

Thanks for raising this important, but often overlooked, issue as a chimney fire can destroy a home very quickly. A couple of items to be aware of as an agent. If the home has a fireplace the chimney flue should be part of a home inspection but if the home has a wood stove a more thorough inspection is warranted because of creosote buildup in the chimney which can result from burning green wood (wood that had not air dried for at least 6 months) Another tell tale thing to look for is white streaks on the outside of the chimney which indicates cracked flue tiles and expensive repair. When in doubt have the seller or buyer hire a professional chimney inspector.

Hi Martha -- Good stuff here.  What amazes me is how these chimney structures can be so longlasting.  I get my inspected and cleaned every year, a bit of overkill (no pun intended) when I don't use it a ton, but better safe than sorry.

Martha, we had a chimney fire a few years back. If it weren't for some neighborhood boys calling the fire department, who knows. Getting the chimney checked once a year is a must.

A home across the street from ours when I was a child caught fire because of a chimney issue. They were lucky and the fire did not spread, but it's something I will never forget. SO important to have the chimney inspected yearly! Great post!
