Now that the tax credit is over, i was wondering if other agents not only here in NH but thoughout the country, i was wondering what you have seen for market conditions.

I have seen a change in overall calls, the young buyers have seemed to dried up. They either already put everything under agreement or have withdrawn from the market waiting to see what will happen now that they missed the 8k.

Where there was definately a shortage of clean listings priced at or below market value in March and April, Listings seem to be increasing at a faster pace then new buyers since the rebate ended.

I have seen a huge increase in investors. They were getting outbid as buyers were paying what they consider retail. They are back and making offers on everything, and grabbing up the homes that need to much work, dont quailify for fha or sellers want or need a quick sale.

The spring market cam e early, left just as fast and now the typical spring market is starting where couples are waiting for school to get out are starting to look.

I honestly never saw that much of an increase OR a decrease in buyers in my area, relative to the tax credit.  Buyers just want to cash in while prices are still low.

I think that Manhattan is more effected by the uncertainty in the economy than the end of the tax credit. We were very busy in the 1st quarter, but we're not doing terribly right now. Our inventory level has been stable, but there are many stale listings out there. As soon as an apartment reaches a price that buyers see as a value, the apartment goes into contract. Definitely not the frenzied buying we saw before the financial debacle!

The day AFTER the credit ended, it started slowing down.   I was SO busy in April, could not keep up!   Hope they come back soon!

Thank you all for your comments, it has been a long time since the program ended and the market rebounded just fine. It looks like the key was having banks simply approve mortgages to those who are qualified.
