Can You Send Me A List Of ...........?

Can you send me a list of.....? On average I receive about 65 buyer or seller leads a week from my blogging, Internet presence and signage.

How can I help you I ask, either by phone or email. Can you send me a list of ..........? I sure can but may I ask a few questions to help clarify what you are looking for and to help narrow down the search?

"Just send me everything under $200,000". "Just send me everything with a double car garage". "Just send me everything you have."

Some of my  favorite answers to my questions are  "That's none of your business!" or "My REALTOR* is quite busy, but I'll make sure he/she gets the list!" or "You Realtors* are all the same, you ask too many questions!"

So all in all and human nature being what it is, I keep getting 60-65 leads a week and continue to have 3-5 transactions a week from it.So, am I thick headed, stupid or just plane lucky?

Hi Ty,  I'm with you on spending some time pre-qualifying them.  Lots of inventory can mean lots of wasted time !

Okay.. time to share what you are doing to get so many inquiries!!...  Question for you.. would you get more transactions if you had a Buyer's agent?  Food for thought... more of the leads could be followed up with.

Bill: Qualifying and quantifying them are a process and something I do devote 3 hours a day doing.

Darren: All leads get followed up with, some for years, it is a process, not a contest!

Over the years, it's been surprising to the answer I get to those questions.  Sometimes people just seem afraid to tell me anything.

Its funny... lately I have been getting the.... "I didn't want to bother my agent" or "I couldn't reach my agent."  Unfortunately agency law in Massachusetts makes it difficult to talk with that buyer and I end up referring them back to their agent.

Ty, that's a darned good ratio. 3-5 transactions from 65 or so leads. I would say you are converting a lot more than the average Realtor.

Tom: Asking the right questions and getting the right response is paramount.

Kevin: It makes you wonder what kind of relationship a buyer and client have. I tell my clients I want to be bothered!

Tanya: Compliments will get you everything! lol

Russel: I am more consistent than persistent, I most likely could do better if I was more persistent.

Malcolm: It is not the quantity of leads but the quality. Quality leads will lead to a higher conversion rate.

I hear ya'. I just love the ones that say: I'm looking for blah blah blah - what can you find for me? So, you answer that you'd like to meet them to discuss their needs further and they just seem to fall off the face of the earth.
