This question comes up a lot and buyers often think they will "get a better deal" going directly to the builder or the builder's agent. Another thing I have found is critical is to make sure the specs are very specific so the buyer knows exactly what they are paying for. Many builder specs leave a lot to be desired.

Why would a consumer need an agent to represent them when building new construction?
1) The agent at the site most likely represents the builder, they are not there to help you, the consumer.
2) A buyer's agent can inform the client of potential issues in construction, trys to educated the consumer, knows what questions to ask, you don't always get what you see from the builder. I have run into many homeowners that would have done things differently and wish they only know better.
3) How many of those foreclosures were with customers that had no representation? A lot of them! May I point out how a house appraises for the builder, but when you go to resale, it doesn't, ever wonder how that happens?
4) An experienced agent will save the consumer money building with new construction, builders do not discount the price because the consumer has no representation. Real Estate is a huge investment, why not use a professional that has years of experience and knowledge to put to work for you. It is like trying to be your own attorney. Not usually a good idea in most cases.
