Wells Fargo Murrieta Short Sale Approved!

 

When I heard the email bell on my blackberry at 10:17pm tonight, I was expecting more late night spam mail. I was quite pleased and surprised to see that it was a short sale approval letter from the Wells Fargo negotiator. Normally our Wells Fargo short sales have cruised along and we have been able to negotiate solid approvals in 1-2 months time. This one took a little longer, almost 3 months, but all in all not to bad.

This exact same 1br condo was sold as a repo 2 years ago for a steal at $140,000 and now it's approved as a short sale for $61,700!! Win for the buyer.

Since I was having a slow night, I took the time to read the fine print in the short sale approval letter and the verbiage stated that the bank was not going to pursue the seller for any deficiencies! Win for the seller.

Sharing this news with my clients will be a great way to start my morning :)
