Do you work expired listings? This is a great niche to be in at this time. When I started out in Real Estate Jimmy Carter was President and interest rates were at 21%! People told me I was nuts to go into Real Estate then! How will you ever make it, they asked? I never doubted whether I could do this. The first company I worked for was Merrill Lynch Realty in Santa Rosa California. Back in those days you had to have a mentor to teach you the ins and outs of the business. My mentor taught me to be a listing agent and that the gold was in Expired Listings. She taught me how to use the law of averages to time when I needed to get the listing. Back then we had no email, no fax, no cell phones. We had to call the expired listings. Every night at midnight I would print my list of expired to call first thing in the morning. I was a huge success with her method.

Warp speed to now...

We no longer call the expired listings. When the do not call list came out we just decided we did not wish to bother with it. So we created an Expired Listing package that we sent out and still send out to this day. Expired listings is our niche market for getting listings. Now, there was a period of time when nothing expired around here but aside from that we have made a great living on expireds.

We send out the package, the seller calls us and Nestor ( most of the time) gets the listing right over the phone. The formalities are all that are left to be done. Of course we like to meet our sellers and get to know them as well as see the property before we put it on the market from our point of view. But that is not what this post is about. By the time the seller calls us he or she is already ready to list with us. By the way, our fee is not negotiable and this subject is rarely a point of discussion. You get what you pay for and they see what they are paying for.

First Nestor researches the listing history and decides which ones will be receptive based on their price, who their agent was, what the house looks like and how many times it has been listed before.

So what goes in our package that is so compelling that the sellers call us to list their properties?

  • Our business Card
  • A great copyrighted Brochure that I designed that explains what we do and who we are. This brochure brings many compliments from sellers. People have kept this brochure for over a year sometimes and then called us.
  • A letter that we come up with that explains how we understand their frustration, how the market is right now and what part of our marketing plan is for their property.
  • We include information from our home stager we work with and a mortgage broker in case they are planning to FSBO it.
  • Our letterhead that we print on our laser printer with our logo and legal info on it. The paper we use is 25% cotton (white) along with matching envelopes.

I have done copywriting for our marketing as well as for other businesses we have owned and own. My strength is in writing compelling copy to get the phone to ring. You must figure out what words will make them pick up their phone to call you. Our package is so compelling to the seller that they do not even interview other agents. They do not waste their time doing that! A great subniche within the niche of expireds is absentee owners. We do those very well over the phone and email. They are not here so it saves a ton of time.

In fact, right this minute as I am writing this post, an expired listing just called us and Nestor is now handing me the expired listing paperwork so I can draw up a listing agreement and send it BY MAIL to the seller! The seller is going sign it and send it back to us in a return addressed stamped envelope. We sent this expired listing package out on Friday and he calls us today, Monday!

Now Nestor has been known on many occasions to say," No thank you, we do not want to take your listing, thank you and we wish you good luck." If it is overpriced and they are not willing to come down in price we are not going to take the listing.

Working the expired market also takes time to do it right. Nestor does this as one of his daily income producing activities. We mail out packages on a daily basis and of course on the last day of every month there are a lot more expireds. He has a system that he uses to check the MLS, research the tax rolls, confirm in MLS it was not relisted, look at the areal view of the property, study the photos the other agent has on the MLS. The great thing about expireds is that so much of the ground work has been laid by the last agent who listed the property. We can even copy the listing from MLS and re input in the copy saving lots of time from re entering all the information again. But we always double check the info and of course we take our own photos and I write our own remarks. The seller is also so receptive to us at this point. They are willing to listen to the market if they want to sell.

We love expired listings!

Katerina - Now would be a good time for me to try again the expired listings market. When I first started very few expired and they usually re-listed with the same agent. That is not the case now. I just have a hard time writing the compelling letters to get them to call me. I guess it's back to the drawing board.

I want to love expired listings. Would you mind sharing your "compelling copy". I think the expired in my local area get a truck load of mail from every agent the minute their listing expires. Do they respond to your package because of what it says or do they know you as a top agent? I am relatively new in real estate. Putting myself in the sellers shoes I am wondering if I would go with an unknown name agent who sent me a package in the mail, or go with a "known" name. 

I would love to try your ideas.

Maureen- We used a local printing company and it is very expensive. They were over $800. per 2000.  We just found an online company that will do it for half that prices. It is called Brochuresonline. We get ours UV coated which is very expensive. I am going to try the 100 lb gloss covered ones this time.

The number of listings we get each month varies. We are in a high end luxury market so there are fewer homes that if you are selling 200K starter homes. Those are non existent in our town. Nestor really researches each one we send out package to. We don't do just random, all the expireds type of marketing. Most homes are over 1 million that we target. We do not need too many listings to live our desired lifestyle. We used to be workaholics burning the candle at both ends for years, but now we take it much slower and spend a lot of quality time with our youngest child who is turning 5 in a few weeks. We get about 4 to 5 really good listings per month. Sometimes we get a lot more. We mail out expireds every day except for Sunday. During the month it is just a few per day. Of course at the end of the month there are a lot more to mail out. Now, when the market was really hot here the last few years we did not do any expireds because there were none to do. If you did find one it was so overpriced that it would not be worth taking it. 

We need someone in your area to work referrals with. We do not have an agent in your area that we work with. Your state is one of the states from where people moving to our area come from. Katerina

A great blog! I love expireds and unconditional withawals. The previous agent has softened them up & they have learned a lesson or two and make better clients. I also find a lot of them have has really poor service and appreciate good service when they experience it.

I'm a firm believer that it takes time and consistency to build momentum in this, but also realize that I should always be tweaking my letters to improve on my ROI. Thank you, for great suggestions!  In my market, there are now dozens of expireds every day.  Because many of them are vacant, and I'm unable to find phone numbers for others, my contact ratio has been low compared to the number of expireds and withdrawns.  I need to reach them in a different way, and your suggestions gave me new ideas.  I'll definitely order the book, and get started with my brochure. 

Question, do you mail in a letter-size, or over-sized envelope?  I'm concerned that if I mail in a letter-size envelope, it will just get thrown away.

We don't call because we don't want to mess with the do not call lists. We send ours in a regular business size envelope. If you really want to get their attention you can send priority mail, the large packages. If we know the people are living locally in the property we have hand delivered priority packages to them and just left them at the door. But we mail ours now, and we have seen no difference in ROI. If you use nice stamps and hand address the envelope then they will open it.

You have a great market if the houses are vacant! Those are absentee owners which are the best to work with! We love them because those are the ones we get right over the phone, email and fax! The best listings, the easiest to get, the easiest to help and make happy! I will write a post about that so subscribe to my blog and keep up! Katerina

I have been doing something like this and I am also in a high end market - Naples & Bonita Springs, FL...I know I have to do this everyday - that is my problem - I need to be more consistent with the mailings...seems like you both have a good routine down.

Rebecca- The truth is that Nestor is very religious about his routine of mailing every day. I could not be so diligent. That is why we make a great team. I do the blogging, coaching, a lot of the negotiating and networking. He does the 'hunting', showings, and running around stuff. We make a good team. He is great on  the phone, much better than I am and closes the listings right on the phone. OF course the expireds have already interviewed us by reading the package. I am always looking to improve our package for even better results. But we got 6 listings in one week just from expireds. And we turned down 3 not included in the 6. Katerina

I had an agent call me the other day and comment on my expired work. She felt it was "dirty" to work these listings. I laughed as I'd just sent out a dozen letters - and about 1/3 were her listings - that morning. I've gotten a couple of calls off them and have two probable listings coming down the pike. I love this business.

I know agents that do well without working this market, but it works for me and I'm glad to have it :p

Jon- We do not use REDX. We use our MLS system which is not delayed. Our brochure is 2 sided, full color on both sides, glossy with UV coating, professionally folded with photos and logo and testimonies and market info as well as our credentials. Katerina, I missed this when you first posted it two months ago. I was only 30 days into AR at that time. I'm slow to pick up on things like ActiveRain. But anyway now I'm here.

When I started in 1975 I worked for a broker that didn't belong to the MLS and didn't co-op. But I worked expireds anyway. Our own expireds. I would dig through the filing cabinet for all the "old" files. Whether they were expireds or even if they "sold" I would call them. I was strictly a listing agent. I didn't like buyers (all buyers are liars, we used to say) and I became very good at it.

Thank you for re-awakening me to this. And thank you for explaining how you do it NOW.

Bill- Times they are a changin'! And we do things differently now with much more transparency but the foundation is still the same. WOW, imagine how many brokers did not co broke back then and how many did not belong to the MLS. I remember when I first moved to Florida in 1995 there were dinosaurs that did not cobroke and did not belong to the MLS. It was strange how a seller would list without the exposure of the MLS. Back then we had MLS books with black and white photos of the houses!

My question is, WHAT TO LOOK FOR WHEN WADING THROUGH THE EXPIREDS?  Absentee Owners of course, but what other key characteristics?

In the post you mentioned Days On Market, Agent and Price.  You also mentioned that you turn down listings, so I'm confused as to the price comment.  It didn't sell because it's overpriced.... Right?

Joshua- Yes, Absentee owners are the best in the expired listing niche because you list them over email and talk on the phone, thus, saving time which yields a higher net for you. We also look for any discounted fees to the selling agent in the MLS. Those are good because they got the fee to be discounted with someone and did not achieve the result they wanted, well, they certainly will not argue with our fee after that experience, they learned the hard way! Next is the condition of the house or property. Nestor evaluates the look of the interior and curb appeal, dogs won't sell in our market even if you try to given them away! One of the reasons they expire is because of price , but not always. Perhaps I should do a post to expand on all of this. Katerina

This is a great post and it just brings it home that doing basic stuff works.  I have started my expired package and got a little discourage or should I say I got side tracked on something that promised to work better and have not stuck with my expireds.  I am going back to them and using this time between now and New Years to get some things done.  Thanks for the informational tips.

Your post almost makes me wish my house was an expired!   You make an excellent point, if you send out a quality product they will call.  I also like the point about overpriced rejections.  Too often the sellers fail to realize it is the price that needs the adjustment.

But if you read all of my posts on this subject you can come up with a good letter yourself. I have about 6 posts about writing the letters. Even though I haven't commented on the Rain lately, I have still been thinking about and trying to formulate a plan of action to tackle expired listings.  I spent the better part of this morning working on a resume that tells sellers "what's in it for them" and trying not to brag.

Alright I'm ready to go...my husband and I have our own RE company and work as a team. We recently moved our bussiness and family to a new town 2 years ago. We have been making it but we are ready to take over the market. We have recently taken on REO listings and have been doing real well with that but we know this will not last forever. So just last week we decided to go after the expired listings in our market. I know of two other agents who go after them and I think it's time for some new blood. I knew AR would give wonderful resources to help the process and the information you have given me not only in this blog but the whole class of compelling copy was wonderful. You made my next step really exciting for me to start. I will always keep in mind I vs. You and WIIFM (which my husband Josh loves). I'm also going to look into the book you suggested about copy write. I can't thank you enough for the help! I will be doing this for more than one year but it will be part of our exit plan.

Kerry- That is a hard question to answer, do they know us.
I would have to say that at this time not all of them know us. We are very well known in our own town, Wellington. When we did the Re/Max thing from 1998 to 2002 we were top producers and all over the place, everyone knew us, agents and the people in town. But in 2002 we left Re/max and we went with a local company until we started our own brokerage. During that time we went into land assemblage deals for big builders like Centex and Pulte. We did not have to do any more advertising or image stuff when we shifted our niche. Then, about 6 months before the bust here in Florida, Nestor came to me and told me in 2006 that we needed to get back into residential because the builders were going to stop buying land. So the people that are new here from 2002 would not know us.

We also market to luxury homes which are in different parts of our county. We don't just focus on our town for listings over 1 million. Those people definately would not know us or heard of us. SO no we do not focus on the our farm for expireds.

In fact in the Florida market are niches, our farms, are short sales and luxury properties right now. You must shift with the market. Luxury properties are much more immune to the economy. Short sales are now about 80% of our listings and sales. We get 2 to 3 listings each week, just from our Active Rain blog.

My name is Amber, I do the marketing and good'ol assistant work for our real estate business and in my persuit to getting this blog stuff down, I was just recenlty referred to read up on your wonderful information, from a gal named Peggy.  At first I was researching your take on long tail key words.  I still have some questions about that.  Then... I kept reading, and reading and reading and now I'm sending you this message from your expired page.  How refreshing to me.  I am just putting together a campaign for this now.  Such a niche market - not being worked here.  I have some wonderful information that I've put together for our business as well, that I'm happy to share.  You mentioned you have a brochure.  Is it something that you'd be willing to email me?  I'd love to provide value in my mailings, but I don't want it to be too little, too much or end up in another "local" Realtors hands.  That's one reason I love to network on AR.

I'm glad to hear someone say that copywriting is a critical skill! I have thought this privately, but everyone I talk to and read emphasizes the phone call. I leave a VM in the morning and my trainer tells me to call back and leave another VM in the evening. I've been planning to send out a letter instead of calling. Thanks for giving me the confidence that good writing can be enough to get the phone to ring.

I've been studying the market here in my area and it appears no one is going after expireds.  I've been watching this for a couple of months and theres just no one picking them up.  Of the last 62 expireds in this area, only 4 are back on the market.  I've decided to go after these guys and to do it aggressively.

I'd love to see one of your packets, if you don't mind sharing.  I've been working on putting something together, but as a new agent, I'm not exactly sure what direction to go.  Your help and additional thoughts would be greatly appreciated.

Steve and Debbie- Sorry, our packet is copyrighted and proprietary. We design and copyright expired listing packages as part of our coaching program. Sometimes when they are not coming back on the market they were listed too high and the owners would rather wait then list again.

Katerina-

I printed this blog out in the fall as something to work on when I had time over the long winter and I am now getting to it.  Just wanted to say thank you again for the blog.  I go after expired's like a stalker but I like you idea of sending one concise package rather than letter after letter after letter....

Julie- Sorry Julie, I coach agents and this is part of my coaching package. It is a package that I sell to agents and only one per market.

We just called today on a 4 million dollar listing from our expired package they got in the mail yesterday. We will meet with them next week to see if their listing is a right fit for us. Katerina

Hi Katerina,

We had developed an expired letter that was working great for us and got us most of our listings last year.  However, over the past few months we have gotten no calls and we are confused as to what has changed.  I have been reading over your blogs and revamping the letter- I hope it works.
