As a realtor, I've had plenty of my friends and neighbors ask me this question. And especially during uncertain economic times, homeowners interested in selling have been tentative. However, the reality is that now is the best time to put your home on the market. Statistics for the Bryan/College Station region have remained mostly steady for the past few years.
The good news, according to 2010 MLS residential data surveys, is that:
- For the last 20 years, the months of May, June, July, and August have seen the most home sales of the year.
- The average selling price for homes has not fluctuated much in the last decade.
- Sales for March 2010 have thus far exceeded sales for 2009 and 2008 ($29,116,953; $24,798,570; $28,566,175 respectively).
Additionally, the number of days a home is on the market in the BCS region has gone down substantially when compared to 2008 and 2009. In 2008, for the months of January, February, and March, a home was on the market an average of 128 days. In 2009 for that same time period, it was 127 days. In 2010, that number has dropped to only 119 days on the market. The influx of students to Texas A&M, and the overall growth in our community is certainly a positive for those looking to sell.
As mentioned, the coming summer months are the optimal time to sell your home; but don't wait until June to consider doing this. Most home sales take 30-60 days to close, so it is advisable to start the process as soon as possible.
