I don't want to "list" your home.

I want to sell your house!

Big difference!

The common thought may have once been that a Realtor comes over, sticks a sign in the yard, "lists" your home on the MLS, and viola, in a few days you're counting your money at the closing. Nowadays a potential seller has to be ready to "SELL" the house. How?

Listing a home involves a lot of work up front for me as the Realtor.

 By the time I've first talked to you, prepared a market analysis, looked at your house in person, and signed the paperwork, I've already put in at least 8 hours of work.

Getting the house measured, pictures taken, and entering all the information in the MLS, not to mention doing all the Internet marketing, will take me a minimum of another 8 hours. Plus I've put up actual hard earned cash of my own for the virtual tour services, professional measurements if needed, etc.

I am more than willing to invest my time and money into LISTING your house, but only if you want your house SOLD!

Seller's in today's market have to be ready and willing to put in a little, or possibly a lot, of work up front themselves to get their house in showing condition before they put their house on the market.

Ever watch HGTV? Well, so have today's buyers. They've been to new model homes, new furniture stores, and probably have seen at least 10 other homes by the time they get to your house. 

Your house has to WOW them!

No longer will buyers look past clothes lying all over the floor, stained carpets, and cluttered countertops.

Your teenagers will have to learn how to hang up their clothes (gasp!), and maybe even make their bed before they go to school.

All the pets will have to behave themselves too- no smelly kitty litter or pet food dishes scattered around the house.

All those unfinished "improvement" projects will have to be finished.

Your front door will have to sparkle, the entrance needs to be swept daily.

Will your house sell if it's not in A+ condition?

Maybe, but only after way too long on the market, probably several price drops, a lot of aggravation on your part with leaving the house for showings and maybe reading some unkind feedback.

Very well put Linda.  Something that many sellers should understand, but often they allow their 'listing' to be bought by agents interested only in getting a listing.

I've got a listing right now where the smell of cat litter hits you the moment you walk in the door. When I walked upstairs, there was cat poop on the carpet. A big chunk of it! The sellers swear they will clean the carpet. Until they do, I can't imagine any buyer wanting to make an offer.

June- good to hear from you.  Hope this blog didn't come off as too harsh, I'm just trying to educate sellers.

Gabe- You're right, no one wants to think of doing any work first, just give them the quick easy money! lol

Elizabeth- Too bad we can't show them in dollars how much that smelly cat litter is costing them.  Maybe you can fake dollars on the cat box and all the stains in the carpet!
