Landscaping: Don’t underestimate the power of plants when selling your Phoenix home

Going into Memorial Day weekend – where there will be much outdoor grilling and entertainment to be had – made me think about the importance of landscaping. It really can’t be overlooked.

Let’s start with a quick quiz:

Q: How much does America spend annually on their outdoor grass and gardens?

A: Nearly $39.6 billion. Cost v. value statistics aren’t tracked for landscaping, yet the National Gardening Association claims that if your home’s landscaping is on par with your neighbors, that translates to as much as a 15 percent increase in the value of your home.

Q: What percentage of Americans believe a lawn’s appearance plays an important role in a home purchase decision?

A: An astounding 82 percent! Eighty-two percent of Americans can’t agree on anything . . . except landscaping, apparently. This is just more of a reason to keep that yard looking pretty.

Q: What percentage of American homeowners said an increased real estate market value was the most important benefit of a well-maintained yard?

A: 44.1 percent. This isn’t surprising. Landscaping definitely helps frame other elements of your home’s curb appeal.

If you’re trying to sell your home, my advice is to keep your landscaping simple. Many prospective home buyers are turned off by yard trash, bare patches, overgrown grass, weeds and lawn ornaments—such as gnomes and porcelain geckos. A well-manicured yard is a value-added feature to homes because it helps create that positive first impression you’re hoping to make. That first impression can be the difference between someone looking at the interior of your home or not.

Of course, there are challenges inherent with living in the desert and growing a lot of plants. Water is a precious resource and conservation of it is key. The most prudent method of landscaping in desert regions is to select plants that are native to the dry Phoenix climate. Because these plants are already accustomed to the arid weather, they need less watering. Hence, you are conserving water while keeping your yard full and fresh.

A little landscaping trick for us Phoenix home owners is to group the plants together that need similar amounts of water. You can also make use of either real or engineered slopes in order to provide a runoff area for rain and those plants that need the highest concentration of water.
