Time To Write The Offer

For those who are purchasing real estate and are ready to make an offer...

 

Now that you have found the home you would like to buy, it is time to write an offer. Writing an offer is not as easy as it may sound. The offer you make is the first step toward negotiating the sales contract with the seller. Since this is just the start of negotiations, put yourself in the seller's shoes and imagine their reaction to everything you put in the offer. Your ultimate goal is to get what you want, so by keeping in consideration how the seller feels, you should obtain this goal. The reason being is that if you keep them in mind they will be better willing to work with you. 

An offer is more complicated than just coming up with a price and saying, "This is what I will pay." With the large dollar amounts involved, especially in today's litigious society, you and the seller want to build in protections and contingencies to protect your investment and limit your risk.

In an offer to purchase real estate, you include will include the price you are wanting to pay and other details as well. This can include how you plan to finance the home, what your down payment will be, who pays what closing costs, what inspections that should take place, any repairs you would like performed, which professional services will be used, timelines, whether or not personal property should be included in the purchase, terms of cancellation, how any disputes will be handled if they come up, and when you will obtain physical possession of the home.

It is definitely a very involved process!

Buying a home is a big deal for both the you and the seller. It will affect your finances more than any other purchase or investment you have made in the past. The seller makes plans based on your offer that will also affect his finances. However, it is more important than just money. In the half-hour or so it takes to write an offer, you are making decisions that affect how you live for the next several years, if not the rest of your life. The seller is going to review your offer carefully, because it also affects how they will live the rest of their lives.

I'm with Wayne and Lynda. Writing the initial offer is one of my favorite parts of the process. All the hours of looking and talking are finally coming to a conclusion and you can pour the buyer's dreams into the paperwork. It's definitely a milestone moment.

Getting the offer accepted is the best part.  Writing the offer without considering the Seller's needs may make the Seller chose a better offerIin their minds) even though it may be for less money.
