I was in another broker's office today and asked them about their website. I'm always curious how things are going with others since I got my own, www.wilkesbarrehomesales,  about 3 weeks ago. I was floored when I got the response, "Oh, we haven't set up a website yet." How can this be? It was so ironic that, while I was talking to the broker, I was interrupted twice by people calling my cell who had seen my listing on my website and wanted to see it this afternoon. I excused myself and left to go show my listing to these two people.

One turned out to be a solid candidate for the house. I really think that there was a strong interest in the house and he will be able to buy, from the conversation we had. The other was a family a bit too large, by my estimation, for the house. I think we built a good rapport and am confident that I will be able to help them find something else to suit their needs. So, essentially, I got two very strong possibilities for sales from my website.

I went back to the office to finish my conversation a bit later and the broker was just blown away by what had happened. I think sometimes we just get so busy doing things the way we always have that we end up losing sight of the future. The here and now is so much more consuming that we don't take the time to see the future. The future of Real Estate is the internet...and it's here folks!!

I do not think my business would not be nearly as good without a website.  I can't believe his clients are happy with that.

I used to work for a High Tech Company who had the worst Website ever and still does! The funny thing is they are one of the leaders in the area for business. I thought that was very strange.

In our business, I think it's essential. But then again, I am sure there are plenty of agents that buck the odds and do fantastic without them.

Randy, I don't know if his clients really care. He does have a great network, which gets his homes bought and sold, but I wonder how much business he's not even aware of because he doesn't have a website.

Andrew, I am really surprised at the number of Realtors that do not have websites.  I think in these days there are no excuses.  You can set up a website for free in probably 30 minutes if you just sit down and take time to do it.  Our MLS offers free websites to all the members and some people will not even set that one up with their contact information which is basically all you have to do other than picking a couple of pictures and a color scheme.

What ever you are doing having a website is the future.  I spend most of my efforts and money on the Internet marketing program.  All one needs to do is look at the stats to see the it is the most significant thing to happen to our business in ages.  Good luck with your site.

Thanks Darrel, mine is in it's beginning stages and I've only had a few leads from it, but they've been quality leads. I believe a couple of quality leads will always be better than a bookful of iffy ones. Good luck with your site as well.
