Now the weather is nicer in the summer we all can tend to get busier with our social life, schools are ending so vacation are planned, daily trip to the pool is on scheduled. However if you are planning to sell your home in Virginia summer real estate market what you can do to make your home stand out in the crowd????

Inside: Inside still is very important factor while selling your home. Here are tips to enhance your indoor space:

1. Turn on the A/C: Leave the temperature at a comfortable level especially on hot & muggy days. Buyers once steps into your home make them feel relaxed. It has similar effect as fireplace in winter months.
2. Run dehumdifier in the basement, get the soggy, muggy feeling out of the basement especially if you have egrass basement.
3. Open up the blinds, let the sunshine and show buyers how well lite your home is.
4. Clean up after your beach or pool trip. Don't let wet clothes sit in the laundry basket, they stink.
5. Pack up your winter coats, boots, snow tubes, shovels, heavy throws etc...don't remind me of winter months!
6. Bring flowers either from your garden or buy it. Fresh flowers adds freshness and lively feeling to the home.

Outdoors: In Spring & Summer real estate market, outdoor becomes more important then indoors. Buyers want to visualize the can entertain or kids can play in the outdoor space.

1. Plant flowers, give your deck, front porch a punch of color and mulch the flower bed.
2. Clean up after your barbaeque parties. Yesterday I had shown home where people had entertain evening before, they had left empty beer bottles, plates & trash still sitting outside.
3. Get rid of Gnats, mosquites. When the buyer walks around your yard don't let them get distracted by fighthing with bugs instead let them enjoy your backyard.
4. Water your grass!!! Try to keep it green.
5. Check the exterior maintenance paint the front door, repair the rotten trim and fix the holes in screens.

Great advice to home sellers.  I love having a motivated seller who helps me sell their house, not one who I have to try to sell despite them!

It's not just about the house, the sticks and bricks. The agent, broker, REALTOR needs to be doing videos on more than the home, four walls. The area flavor, community events need to be on line so you find your online buyer who has never been to your hometown before. He stumbled on to your post on the local canoe race, saw the 4th of July parade, your schools, hospital, met the people who live here while stuck at an airport with three hour delay. His fired up lap top found you on the state level first and then your breadcrumbs led him to eventually watching property videos. Videos, only 1 percent of REALTORS are using them, harnessing them to sell more property.

I love Andrew's ideas about videos and I've been reading about them and thinking of doing them myself but just haven't taken the time to do it. Shame on me!

Ritu..good points. I do not understand when the sellers do not have the AC on. I showed a house yesterday and the upstairs thermostat read 90%. It does not have to be 72% but give me at least 80%....

Hi Ritu, great advice with a humorous twist.  Very cute.  And yes wet clothes stink.  My son is in the pool business and I sometimes have to rinse out his wet socks before I can wash them with the other clothes or they just make everything else stink too.
