Buying a home without an agent is like going to court without a lawyer:

Now I am not claiming to be a lawyer, but I do know my industry very well. Likewise, if I had to go to court  I would want a lawyer to represent me that really knows the legal system. Buying a home is much the same way, you want a knowledgeable, experienced agent to represent you in one of the largest investments you will make. 

If you are looking to buy a home the NC Triad is a great market for home buyers. Winston Salem, NC has a great home market for buyers, and yes even for some sellers! If you are thinking of buying a home in the Winston Salem area you need to consider a few key points:

 

  • Location, location, location! Make sure the area you are buying is conducive to a positive re-sale value later. This is a service that a good real estate professional can provide and offer historical re-sale trends.
  •  Distressed properties: foreclosures, short sales, auctions, estates, or other distressed transactions can have a real impact on the surrounding home values. An area with a perpetual history of these types of transactions can lead to declining property values over time.
  • Avoid the “Cadillac Syndrome;” you don’t want to be the biggest or most expensive house in the neighborhood. This is largely because when you get ready to sell later, appraisers will have trouble finding comparable properties to use and result in a lower appraisal.

Stephen, that is a good comparison.  Not sure I want comparison with a lawyer, who is ranked lower than real estate agents.

More opinions than you want to hear about.

A couple additional thoughts: 

1. Buying a home with the assistance of the listing real estate broker is like asking your spouse's lawyer to help you with your divorce.

2. Allowing your real estate broker to also represent the seller is almost as bad.

For any non-real estate professionals reading this, never allow anyone to represent or assist you in buying a home unless they sign an agreement to advocate exclusively on your behalf.

Buyers who go it alone are definitely short-sighted.  Time and time again I receive calls from people who are in escrow with San Diego homes purchases, they have a problem and need help.  By that time it's too late for the Realtor to give advice.  We're not permitted to give legal advice.  So by then it becomes a question for expensive real estate attorneys.
