What is important to the Buyer in this Economy? Green features in demand.

Neo agle Island with Granite topThe Recession seems to have pushed the Brake on some attitudes about what they want in their future homes and neighborhoods. This seems to be all economically driven and consistent with the times.

•1.     Although buyers are not looking for a lot of extras there are a few things that still seem important like Walking paths and Park areas.

•2.     Green is good -- and getting better. The increase in demand didn't surprise me as buyers like their home to be as green as they can afford.  The desire for environmentally friendly home features is high and considered a must for many.  The Environmental "must haves" like energy-efficient windows, appliances and insulation and the desired features include recycled building materials, "green flooring, tank less water heaters that consume less energy by heating water on demand are a few.

3.     Although buyers are looking to cut back Kitchens are still real important - big is good and Granite countertops still seem to be popular.  Kitchen Islands and Bar top areas are still popular to most this was ranked in some studies to be as high as 41% said they really wanted one. In some areas we are seeing an increase in walk-in pantry's as long as it keeps them in their budget.

 

4.     In the Bathrooms there are less getting the whirlpool tub and some are opting to get a plain ole soaker tub instead or just getting a larger shower with seating.

 

5.     Borderline interests: home theaters, traditional living rooms and dining rooms, mud rooms, hobby/game rooms.

6.     "Musts" or at least, objects of strong desirability: granite countertops, home-office space, fireplace, three car garage and outdoor entertaining area as in decks, patios ect.
