There are real estate agents who claim that it's the Real Estate brokerage that is responsible to give them leads handed out on a silver platter.

WE ARE INDEPENDENT CONTRACTORS!

During the last few years I took note of some Real Estate Agents who continuously change companies in hopes of finding ‘greener pastures'.  Our Hawaiian Islands are small compared to many counties on the mainland (Continental U.S.) but let's take a look at Oahu (County of Honolulu) where we have about 4,500 active licensed real estate agents.  Of all our Hawaiian Islands Oahu holds about 58.10% of all active licensees state wide.

During the year 2009 the number of new licenses issued decreased 37.7% over the prior fiscal year (863 salesperson new licenses issued compared to over 1500 in the prior year).  Obviously this is the case not only here (but nationwide) As the real estate market and sales have decreased tremendously over the  previous years, so have the number of agents.

Bottom line, as independent contractors (small business owners) we have to educate ourselves to create our OWN Greener Pastures.  Think about it. The lighting store down the street or the building contractor across town have to find their own clientele. If they sat and waited for things to be handed to them those sales would not magically appear.  They advertise and market themselves and in some cases mail out info or go door to door to present their ‘services and wares'.

Yes, some companies may not present a better set of circumstances to remain with that company but if the reasons are because they aren't getting sales because they believe it has to come from the company then they're going about their business all wrong. If you are one of those who have traveled from company to company a total of 3-5 times in the past couple of years I would seriously take a look at SELF. 

  • Are you motivated to create your own community presence?  Online presence?
  • If Open Houses work in your area, why aren't you getting that house sold?
  • Do you advertise your listings on a variety of online sites to promote the listing to its best?
  • Are you following up on leads or are you expecting the buyer to beg you to show them property?
  • Are you getting educated with additional classes and training to further better yourself?
  • Do you implement new ideas into your marketing plan?

Stepping outside of self may present a better scenario of what is REALLY going on inside.

It's not always everyone else that is to blame.

Be responsible and accountable for the reasons you are unproductive......

and MAKE YOUR OWN GREEN PASTURE!

How very true about making your own "green pastures". In my career, I have seen mediocre agents jumping from brokerage to brokerage, all looking for some one to make the magic happen for them. Never having a clue that the magic has to come from within.

A truly self aware agent will shine regardless of the brokerage that they are with, because they understand the concept of being self employed (or as I sometimes refer to it..Self unemployed)

Good morning Sally,

Many are not successful because they don't act like a business owner. They sit around waiting for the phone to ring rather than make it happen. It's not rocket science. It's hard work, sticking to your plan and evaluating your goals each year. Many agents find their clients lose track of them and you have to make sure each time you move you notify everyone etc. etc. ~ a lot of wasted effort that you could have spent on listing or selling homes!!

Sally, I have found there are two types of Realtors.

1) those who are entrepreneurs and go make things happen, treat it like a business etc.

2) those who just take what their brokers hand them, are so in love w their company they can't see the forest for the trees.

The number 2's can't imagine what it is like to run their own business, scares them to death.

Sally - in the last years we have seen fewer and fewer people renewing their licenses, but that is alright, now there are fewer of us to share the pie. As an independent agent, it is up to ME to make my business succeed or fail, not my broker. Those who know that succeed in real estate.

Woo Hoo, A great new post that has exactly the right message. The only problem with greener pastures is that if you don't how to keep it green, it will turn brown on you and die anyways. Sadly, we don't always learn the how to's  and more concentrate too much on the what if's.

Hi Sally- You hit the nail on the head. And not only our we independent contractors and business owners but we must (or at least I did) get the business owner mentality into the heads of our family as well and sometimes that is a job in itself.

I'm going to throw a fly into the ointment here...

You are right. We are independent contractors, but not in the truest sense of the word.

Let us not forget that there is one crucial difference between being true independent contractors and being in real estate: We have to belong to a brokerage to practice and we have to pay that brokerage for the privilege. So, it is expected that the brokerage give us something back for the fees paid to them. That in itself is a the definitiion of a good business relationship. Why would anyone pay for something where they get nothing in return?

Also, the brokerage had better have a good reputation or as professionals, we'll be painted with the same brush as it is, because of the association.

I have been self-employed as a freelance business writer, an on-line book merchant, and owned a pet supply store. All of those ventures were true self-employment. None of them required me to be associated with another business, with another brand, in order to be "self-employed".

Pam: I suppose it 'depends' on the contract you have with your brokerage and those that have their own office are actually the truest sense of the word ...right?  Bottom line is that I am not going to sit around waiting for someone to give me something no matter if I have to pay a % of my commission for the use of their office. Bottom line is that if I had my own brokerage I would be paying all of this as an independent office :)

The brokerage does give you something - a name with a reputation behind it that automatically makes you look more reputable to the public. When I say I am with Allen Tate Realtors, ( the largest company in North and South Carolina) I can say it with pride. I don't think  Jill's Realty would inspire the same confidence in prospective buyers and sellers.

Team: It sure does...ours is C21 franchise...our company actually pays a lot for us...advertising Open Houses, we don't pay desk/office fees etc. Bottom line.... the topic of the post....do I expect my office to hand me leads?  No...I make those leads happen...etc.

Well stated Sally, we are independent contracts and have to realize that we are responsible for our own lot in life. My broker is a great reference and motivator. I occasionally do get some leads from her; however, most are from my own doing. I think your advice is very wise.

And this has nothing to do with Hawaii and any other state...it's the same philosophy....in my opinion.
