Listings per Status

This week Benicia Real Estate saw a lot of activity for its market size.  17 homes were new to the for sale market, 11 homes that were for sale got accepted offers and went contingent.  17 homes went pending and 13 homes were sold.

 

 

Days On Market

Nearly 40% of the homes listed for sale, were in the market for less than 30 days.  Less than 8% of the Benicia homes for sale were on the market between 31 and 60 days.   23% of the homes were on for 61-90 days and 23$% on for 91-120 days.  Only 7.7% were on for over 120.

 

 

 

Listing vs. Sales Price

Of the homes that were for sale in Benicia, those that were aggressively priced to sell and on the market for less than 30 days, actually saw a "bidding up" in price to fair market value or higher.  We saw  the 30 to 60 days on the market range get asking price.  In-between 60 and 120 days we see prices dip.  This means some of those had price reductions to get them to a salable point.   When listing your home to sell, you must find the price that will attract buyers and then let them bid it up.  If you start too high, your home will not get the offers that others may get.  This is where your Benicia realtor can help you.  This on the market for over 120 days, were sold for 100% of asking and were most likely short sales that needed extra time for bank approval..
