They auction homes, and offer a 1.5%  co-op to realtors. I know that is not  much, but it's worth looking into. They have a snazzy site, full of info (w/Zillow valuations(!) Some auctions start at 1000, some at 10K some at 100k There is a pretty diverse selection, nationwide. You need to register first as a realtor , then your broker needs to register, then you register your client. There are some hoops to jump through, but I found some great deals.

 They have a link to sold homes, which shows some below-market sales history, and some competition for some properties. For example one in our area had a staring bid at 10K, and the high biddder went up to 215K. The Zillow link had it valued at 315K

 This certainly caught my client attention, and what the client wants tha client gets. I am not wild about a 1.5% commish, but it's not about me or my cut. I'd show and sell a property for any amount of money, if it earned me thier trust, referrals and future business.
