Listings per Status

This month Hiddenbrooke Real Estate saw a balanced amount of activity for its market size.  Eight homes were new to the for sale market, four homes that were for sale got accepted offers and went contingent.  Eight homes went pending and nine homes were sold.

 

 

Days On Market

A third of the homes listed for sale, were in the market for less than 30 days.  Another third of the Hiddenbrooke homes for sale were on the market between 31 and 60 days.   We saw homes in the 61 to 90 day, made of 11% of the market.  That demonstrates that 66% of homes were sold within 60 days, demonstrating a strong market considering most of these were short sales.  22% were on the market for over 90 days and non were on market for over 120 days.

 

  Listing vs. Sales Price

Of the homes that were for sale Hiddenbrooke, we see a slight decline in listing vs. sales price.  There is not much deviation between all the days on market criteria.  This means that homes were priced slightly higher in the beginning and required price reductions to get them to a saleable price.  When listing your home to sell, you must find the price that will attract buyers and then let them bid it up.  If you start too high, your home will not get the offers that others may get.  This is where your Hiddenbrooke realtor can help you.
