I said those words this morning. Out loud. About myself.handyman

Here's the deal - my rental properties are kicking my a$$ lately. I'm losing count, but so far this spring I think I've replaced three air conditioning units, two toilets and a garbage disposal, and repaired two (or three) plumbing-leaks-that-ruined-the-ceilings-below. Every time I turn around, I'm writing checks to my (wonderful) Gary-on-the-spot handyman.

And I must confess, I'm out. Of money. Yes, even world-famous real estate gurus (*snort*) have cash-flow issues from time to time!

So anyway, this morning, I was venting to a gainfully-employed friend (you know, one of those strange creatures who goes to an office Monday thru Friday and receives a paycheck every two weeks) about my financial woes and suddenly felt the need to defend myself and my financial acumen.

I said "I'm not irresponsible, I'm self-employed!"

Some days it doesn't feel like there's any difference, KWIM??

Jennifer, some how, some way we always work things out.  Something will come about that will change things entirely.  It is amazing how we can be so slow in this business and in one week, have more business than we can handle.  Also Jennifer, plan a vacation, that always brings in more business.

Thanks, Don. I didn't mean for this post to sound sad... I'm not sad or discouraged at all; in fact, just the opposite. But I did find myself a little embarrassed to be whining about finances when being self-employed (and a landlord to boot) was/is my choice, and something I'm usually pretty pleased with!

If you are the owner of those properties, maybe it is time to look into Home Warranty's for your units.... I bet it would save you a TON of money over the long term.....

Jennifer. . . I feel you pain!  Last year was a rental nightmare for me.  Now my own have has decided to drain my finances.  So far, new dishwasher, new fence, and the stone wall on my lovely 1930's cottage came crashing to the ground.  Looked like Berlin after the war!  Costs a pretty penny to put a wall back up!

Hang in there, though the steady paycheck seems appealing, working for someone else does not!

Jennifer - Oh, your post makes me so glad that hubby and I are no longer landlords.  Having sold our last rental five years ago, I do not miss the headaches.  On another note, I agree with Alex about the Home Warranty plan.  Hubby and I had them on our rentals and they were lifesavers.  Love the comment too:  "I'm not irresponsible, I'm self-employed!"

Jennifer, I feel your pain.  I have a great tenant in my property.  But, the one that's kicking my butt is the flip I bought last April and it still isn't sold.  It's been one thing after another with contractors walking of the job, the neighbor chasing the contractors off the job and more.  We are just trying to make a living.

A home warrenty has been a life saver for us. In the 7 years we have owned our house we have had to call a plumber about half a dozen time and an ac person twice (in one week, in the summer). $50 each time instead of hundreds. Big smiley face.

Hi Jennifer,  Never too late!  At least your friend didn't say; "Why don't you get a real job?"  Nothing makes my blood boil more than that one!  I run a couple of businesses.  I too am a landlord.  I also flip houses.  I also stage houses.  And,...I run a child care for 11 hours a day, M - F.  Whew, It takes a very responsible person to handle being self employed!  Don't let How do you nicely say, stupid ignorant comments get you down! 

As for the rental, home warrenties are great.  I have also found a place here in South Eastern WI called HOBO.  It is a surplus builders supply warehouse where we can go and get toilets, sinks or any other builders supplies for a fraction of the cost!  Perhaps there is something like that close to you too.  Hang in there!
