I’ve written several articles on the importance of having your home in A+ condition in today’s market.
Maybe you’re saying to yourself, “well easier said than done! I don’t even know where to start”. That’s where I can help. Sometimes you don’t have to do as much as you think you do! And it doesn’t have to cost you a lot of money.
One of the things I do for my sellers that sets me apart from the average agent is that I HELP you get your home ready!
How? After you list your house for sale with me, I’ll start at the front door and go through the whole house with you, giving you specific pointers as to what need s to be done to get the most money for your home.
This is the "before" picture of a seller’s house that I recently listed.
As you can see, the house was cluttered and disorganized. The fireplace was almost hidden behind the sofa and chairs. The clock on the fireplace would have just made the buyers aware of the time as soon as they entered the house, and then they would have hurried through the home.
Mr. Seller first asked me what needed to be done in general. After going through the house with him, I suggested what items he needed to get packed up.
About a week later, he called me to see what he should do next. I went to his house several times in the next few weeks to view the progress and give him more little tips.
For instance, once the house was more organized and bare, we could see that the walls would look brighter with a fresh coat of paint. So he hired his (adult) kids to paint the living room and dining area! (Get the cheap labor where you can!). Replacing old switch plate covers was another inexpensive and easy way to make his home look less worn.
Then, with my suggestions, he started removing extra pieces of furniture and mismatched paintings on the wall.
Finally, after a couple of weeks he called me to tell me he was ready for me to “stage the house”. I brought my assistant with me and we proceeded to rearrange the sofa and chairs in order to best show off the fireplace when you entered the house.
We cleared out bookcases, positioned some of his books on the coffee table, along with an antique flower pot that I brought over, and added warmth with a cozy throw before moving on to the other rooms.
All the pictures and wall hangings were items that the seller had previously owned, but now he could see where they should be hung.

The RESULTS?
This home sold in 5 days, for full price!
