Owning a home requires upkeep including regular maintenance and repairs when things go wrong or stop operating correctly.  It can be a bit scary after you move into your first home and realize the responsibility you have just acquired.

When inspection time takes place during a home purchase, many buyers request everything that comes up in the inspection report be taken care of by the sellers so they don't have to deal with it after move in.  Although buyers have the right to ask specific inspection items to be taken care of, sellers in Colorado Springs can refuse to make the repairs and terminate the contract. 

Let's face it, when you buy a home, it's likely going to need some sort of repair.  Even new homes are not perfect!  Of course, there are major problems that can arise out of an inspection including structural issues or costly repairs and if not addressed may be good reason for a buyer to move on to another property. 

An inspector is going to include all major and minor problems and buyers have to decide what items they need the seller to fix and what items they are comfortable with taking care of later.  Asking for everything is also an option but is it the best option?  It may not be a good idea if the purchase price of the home already reflects the cost of repairs.

Even if the seller does fix everything you ask for, something else in your home is going to require maintenance down the road.  If you do not want that kind of responsibility, you may want to reconsider purchasing a home.  Home ownership is a wonderful thing but it is important for buyers to be realistic and understand homes do require work

I usually ask for everything on behalf of my buyers but pinpoint the deal breakers.  I used to work with another agent who used to get annoyed when her buyers wanted too much and she will tell them, "The Seller Is Not Your Daddy!!!"   I thought that was cute but have never told my buyers this but have wanted to some times!

I dont remember when this was such a buyers market. Although some sellers are just tapped out. Many homes are in need of work. Good idea to get a home inspection too!

They all need home inspections. I will ask for everything that is listed there, the sellers has the choice to pay or not to pay.
