I've got a nice couple whom I am working with.  They are looking for a house in a certain part of our city and in a specific price range.  And they're very certain of what they're looking for.  That makes it easy to find houses to show them.  Usually there are only a couple at a time to go see.

"Hi.  This is Bob Haywood with McGraw Realtors.  I'd like to show your house on Saturday at 1 p.m."

Usually when I call a home seller and ask to show their house, they'll scramble to do everything they can to get us in.  However, this lady was clueless.  She and her husband had placed the house into the MLS using one of the discount listing services.  I could tell that she had not been taught about the importance of showings by the agent who took her money, which is pretty typical.  Her response to me was, "No. That won't work."  Then she didn't say anything else.  "Uh...okay," I said, "Well, is there another time, then?"  She thought about that for a minute and then said, "You can come that morning."  My response... "Okay, I'll visit with my client.  Thanks!" 

My Buyer couldn't go in the morning, so they cut the house off the list.

What that particular seller missed was huge.  My buyers are pre-approved, motivated and ready to buy.  When they find the right house, they'll make an offer.  Because this poor lady didn't know better, she lost exactly what she is hoping to find - a good buyer for her home.  So Mr. and Mrs. Seller please remember...

How true!  I have a client who has turned down 75% of her showing requests over the last 2 months.  And wonders why her house remains unsold.  She is CONVINCED that if she cancels a showing, the people will come back another time.  And that is just not true!

Setting showings are tough for buyers at times --- sellers forget that.   The buyer is the comodity - make it easy for them.    No rules about 24 hr notice needed, one hour window only, etc.   Just let the buyers in!

You hit it!  It's funny how some sellers will not cooperate and do everything possible to sell their home.  It is on the market, however................it won't sell without being seen.

Well Said, Bob! I always talk about showings with my sellers. I tell them to be as flexible as possible and to try to allow all showings. Get as many people in the door as possible!!!  Its frustrating when you can't set an appointment because the seller wont allow it. They are shooting themselves in the foot.

Bob - unfortunately scenarios like this don't happen VERY often, but often enough ... I despise discounters, they take advantage of the consumer...but then again...you get what you paid for still rings very true...

Living in a college town, I show a lot of properties occupied by tenants, who  have no interesting in letting buyers view the property. It's tough!

I hate seeing 24 hours notice.  That's a real turn off.  I had a seller once say "I only want qualified buyers to come inside". Yea, that's hard to control...

Bob, just had this happen to me, out of town buyers only able to look at homes on certain date and time.  I called 2 days in advance to make the appts so there would be no problems.  I didn't get a call back from one agency so I called the listing broker and followed up 24 hrs in advance.  Response was I will have to check with the sellers--okay I said and I waited for my call.  Next day when buyers arrive still no word.  My buyers inform me well we really would like to see that home.  I call agent and ask seller said no they had a family function.  I explained these were out of town buyers who could not come at another time.  So my buyers scratched it off their list.  Sellers loss.  What seller in today's market wants to pass up a showing?  I just don't get it.  Even worse, why does it take such a long time for an agent to call you back?

You really wonder if these types of sellers are serious about selling.  There is an excellent chance the buyer won't make it out to see that house another time.

This just happened to me yesterday. The thing that really makes me mad is when the Realtor won't return my phone calls so I can schedule a showing.
