Home Staging DOES NOT mean Deceiving the Buyer!

Home Staging does not mean deceiving the buyer. There are times during a home staging consultation that I have been asked how to hide something. Don't hide it, fix it!!

Home Staging can get a bad rap as many buyers, as well as Realtors, think things have been covered up, painted over, or a chair conveniently placed in front of an eye sore. Home Staging does NOT mean deceiving the buyer.

A prime example of covering up is placing an area rug over a stain on the carpet or hard wood floor. Have I ever placed a rug over these stains? Yes, but only when it made sense to do so.

For example, in a quaint 1930's vacant home I staged had the original hardwood floors. Charming. Naturally I wanted to warm up the living room by placing an area rug in the conversation area between the sofa and chairs. I immediately pointed out to the seller and the Realtor that I was going to do so but to disclose the stain that was in the middle of the floor. Remember, Home Staging does not mean deceiving the buyer. Enhancing a Kitchen

Another example is small rugs in front of the sinks in the bathrooms and kitchen. They are not needed in a tiny area and buyers are not buying the rugs. Pick them up and show off the tile or linoleum. If there is a discoloration or chipped grout, fix it whenever possible.

Sure, placing a rug in a location that most home owners will have a rug anyway is acceptable, showing that the stain will probably never be noticed to their guests. However, disclose it and be truthful.  

Hanging a picture over a hole in the wall, never. Fix it.

If there is bad caulking in the kitchen or bath, don't cover it up with towels or decorative canisters. Make the necessary repairs to show that the house has been well cared for and no detail overlooked in making it the best property to buy.

I have seen TV shows about Home Staging that actually give ideas on how to deceive the buyer. Are you kidding? This is so totally wrong in so many ways and gives Home Staging such a bad reputation. Home Staging is about enhancing the property, not deceiving the buyer!

Staging can make the difference between a quick walk thru and a long hard look, which is of course what any home owner would want.  And of course your point about disclosure is right on target.  If in doubt, disclose.

Thanks for great input. Staging should help the buyer to see the house in "lived in" condition, because apparently, some people can't understand whole potential the room has. 

here's Example: saw a house the other day, that was vacant and 90% of furniture, rugs etc was out. It was well maintained, but wooden floors were showing natural quite faint walking patterns. I'm sure that with the table and sofa still in, no one would even pay attention to those, but in an empty LR it immediately caught your eye. Simple staging would soften that, without covering up. But best solution would be to refinish the floors anyway and then stage as well.

Thank you everyone for all the great comments and discussion on this topic. I am new to blogging and I am really enjoying learning from everyones different war stories, their knowledge and their humor. I am honored my blog was featured.

Bryant, never say you prefer vacant homes, staging vacant homes is a large percentage of my business! Ha. Rather say, "staging vacant homes is a must to show the full potential of the home" and repeat many times. :)

There is a happy medium though as with everything. Staging is to enhance and showcase, never to cover up and deceive. Anna made a good point that when the home is vacant the "lived in" flaws really stand out when most of the time a buyer wouldn't care.

There is a difference between "lived in" flaws (which in an old home can even give it character) and lack of maintenance. Lack of maintenance is never charming!

Shar- been busy so I'm late to this post but you are so very right.  Someone once said they felt that staging was just smoke and mirrors.  That is not the image nor the practice we want to project.  We show the seller how to let the assets of their property shine.  No deception involved.

How true!  Focusing the the features of the house is key.  I always tell clients that we are not looking to hide flaws.  I encourage clients to prepare the property properly - as though preparing a canvas for the painter.  I also share with clients that trying to hide things reminds me of a greasy salesperson.  Professionalism, respectful and having integrity are key to working with clients during the Consultation.

Just helped my mom by a beautiful place.  She wasn't in love with the carpet, but it was something we felt she could live with or decide to replace later.

Until they got their furniture out.  A carefully placed doggie bed, when removed, was covering up what can only be an ongoing habit of the dogs to use this particular spot as their 'potty'.

Interestingly, we had asked for the carpet to be cleaned, and when my mom went there after closing, the furniture marks were still there....

Shar! You are wonderful. You hit on some very crucial points here.

I totally agree with you about the rugs/mats in front of sinks in both kitchens and bathrooms.

The top three things buyers will pay more money for are FRESH PAINT, FLOORING, AND STORAGE SPACE.

So, as you said, show off that flooring when possible! And, you refer to full, open, voluntary disclosure regarding to property flaws. SO IMPORTANT!

We, as Home Stagers do NOT aim to deceive. We merchandise properties for sale, being mindful to NEVER mask, hide, or cover up deficiencies.

I believe in the power of a great staged home, also believe in truthful seller's disclosures or it could come back to bite them hard if disclosures where not truthful.
