April 2010 Williamson County Housing Statistics

Here are the Williamson County Statistics.  The volume of sales in Williamson County for April were the best for April since 2007.  The Median price of houses is still down though.  It is good though.  We have to have volume sales before the prices can go up.  And many people have been taking advantage of the First time Homebuyer's Tax Credit, which usually is in a bit lower price range.  I expect May and June numbers to be good as well as the Tax Credit buyers close on their deals.  I would say that the Tax Credit has helped pump up the market a bit and get some properties moving.  We will keep watching to see how things keep moving once it has gone away completely.  I still have clients buying and selling houses who aren't first timers.

May had 293 houses close in Williamson County with a median house price of $335,000.  And by the way, Alan Jackson's house, that I featured a while back, sold last month.  Offered at $38 Million, they let it go for $28 Million - Cash.  I don't know who bought it.  Good to see those large properties moving too. 

In April and May together, we saw the following numbers close:

Franklin, TN - 1052 houses for sale, 174 Pending, and 260 houses sold.  That is about 6-8 months of inventory.

Brentwood, TN - 520 for sale, 74 pending, and 105 houses sold in 2 months. That is about 8-10 months of inventory

Spring Hill and Thompson's Station TN - 395 houses for sale, 50 pending and 118 closed.  That is about 8 months of inventory.

Nolensville, TN - 136 houses for sale, 30 pending, and 46 closed.  That is about 5-6 months of inventory.

Monica - We've seen a lot of homes that had been sitting for a long time finally get sold. I am optimistic that the market will continue to improve.
