The Tax Credit Expired--Now What?

What effect did the government stimulus money have?

I think that the short term impact was huge. This can be seen by the number of sold properties in April of 2010 in comparison with April of 2009. The number of solds in Jackson County increased from 183 to 264 for April. I anticipate that May and June will have fairly large jumps as well, as the properties that went into escrow in April close.

The real question is what is the long term impact? Did this just get people who were going to buy anyway to buy earlier than they might otherwise have?
Will this boom be followed by a lull?

The chief economist of the National Association of Realtors was in town last month, and I had the pleasure of having lunch with him. They are predicting that the reduction of inventory by the credit has leveled the market, and there will not be a big drop. With what I am seeing with new listings coming on the market, I don't know if that is true or not.

I guess we are really just in a wait and see mode to really assess the impact.

Well, I remember the results of cash for clunkers government program and what it cost (we the tax payers), than all these other handouts from the government including the tax incentives for purchasing property and the program for purchasing appliances!  I think that anyone who had considered purchasing any of these items and very importantly were in a position to purchase and got wind of these incentives to do so????   Well, it's hard to imagine they wouldn't have.

What's hard to imagine, for me anyway, is how the government/us pay for all these things.  I'm of the generation that strongly believes that you don't purchase what you can't afford to pay for.  Currently our government seems to be on the "Credit Card" destructive mentality.

I'm thinking a lot of these short term effects are like the ups and downs of the current stock market and I so much hope I'm wrong.
