I was reminded this week of how valuable it is is to communicate with all parties in the sale.  Lender, listing agent and buyer were ALL instrumental in saving a transaction this week.  If everyone stays in contact, communicates openly and honestly, things have a way of working themselves out.  There are issues with almost all transactions, but if all parties work together we can get through the rough spots.

Carolyn, you are dead on.  It is so much more difficult when the party on the other side of the transaction doesn't want to communicate.

I agree Carolyn in that it seems that in 67% of the transactions now, there is some type of major issue that pops up threatening to spoil the sale for everyone. My experience is that before this decline in the market, about 1/3 of the time we would have a major issue.
