One common scenario with new agents is when first starting out
sometimes it is tough to be able to afford to advertise your listings. You know
they need exposure but with all the costs associated with getting started you
just don't have the money available to use for advertising listings. Now days,
with the Internet, that is no longer a stopper. One of the first tools you
should have in your Realtor toolbox is a website. There are many places where
you can get a decent site for around $30 a month and if you are a little tech
savvy you can create your own cheaper. I use HostMonster for mine and I think it
runs about $110 per year for them to host the site. I use Microsoft FrontPage
and upload listings and maintain my own site. Now you have your site your
listings will at least have a web presence. Some sites like
Point2Agent even syndicate your listings
free if you have an account there. Ask your Broker if he can help you set up a site. Places like Craig's List are also free and great sources of leads. Some like the real estate mags but I
like online versions. A magazine is gone after a month or two but anything on
the web is there forever. With a little time and energy looking on a search
engine you can find several places to advertise your listings for free or close
to it. If you don't have listings of your own yet, ask around your office and I
am sure some fellow agents will lend you a few to advertise. Getting your name
and listings out there should be an afternoon task and will help both in getting
you branded but in showing your sellers they are being advertised, all without
hitting your pocket book to hard. Best of luck in all you do.

The web has really changed real estate advertising. THere are so many tools available. Don't forget about blogging as well - and You Tube! Advertising other agents listings though will vary by state. Here in Maine we are prohibited from doing that unless we are listed as an appointed agent on the listing agreement. Each state is different though.

All good ideas, but I have to wonder why someone is a REALTOR if they can't afford to put up the money for advertising?
All self-employment opportunities require a large purse to support it until things get rolling and it's suggested that a REALTOR have enough to support themselves for 5 years...just a thought.

Pam, When I started my career I cashed in my 401K to finance myself to where I could float alone but I hear a lot of newer agents unable to buy magazine ads so I thought I would try and offer help. I suspect not all agents were painted a clear picture of their first year. Thanks
