Never flat out reject an offer. You will get offers that you simply will not accept (and that you might even find insulting), but be careful and tactful with how you respond to those offers. You’ve done your homework to arrive at the asking price, so explain that to those who make offers instead of issuing a flat rejection.

Adopt a sense of urgency with offers. I’ve seen some agents leave offers on the table for a week or longer before responding. It’s not professional and it is not in the best interest of your client.

I understand your point and I think number one thing is not to respond right away. not in a week or so, but not in the first 30 minutes. Let it be a cooling time.

On the other hand when an insulting offer comes, the seller ask me what do they need to do, and I always give them the option not to counter, and not to accept among several others.

I also notices, that when the Sellers choose it, it either helps to start really talking, or eliminates wasting of time.

With that I want to say that I do not get angry with low offers, which my clients will not accept. I know too well how often people agree to the offer, which for me would be beyond insulting

Yikes.  I hate to say that I have been that agent once or twice who has written an offer that is too low.  What a waste of time.  I educate my buyers thoroughly but in the end it is up to them to decide what they are willing to pay.  As a listing agent, I educate my seller to never reject/ignore. We ALWAYS counter because you never know what the buyer's angle is.
